Well if you look at the Zestimate and the houses similar to this one you could guess that about half of it is coming from the name.

I'm sure it's slightly inflated, but that price seems pretty reasonable, imo.
river access, boat dock, big house, etc.

Real nice with some good bones for some upgrades. It's crazy to see what one can get for way less in different markets. Same thought came to mind when I saw the house Muschamp bought in the Columbia area.
I'm sure the name does have some add-on, but thinking about how her last year's were it would be a little odd at first I guess.

Zestimates are highly inaccurate. I haven't taken a look at what they considered comps for this house, but would bet that they are a bit off.
