I triggered the housing market collapse about 10 years ago by signing closing papers in November 2007. That market immediately tumbled. I lost 1/3 of the value of my new house almost immediately.

I’m on my third old house. Here’s some good advice: learn some basic home improvement skills and you’ll save some $$$.

Just wait until you sell your first house. Way more exciting. You really don’t know what you like and want until you buy your first place. In theory, you should have built up your assets and salary more, which should allow you to get exactly what you want next time around. Took three tries for me 3800 sqft to 2600 to.......932 sqft in the main House. But, we bought 100 acres and built it exactly as we wanted. My son is going to love high school living in the guest house.
