YouTube star-turned-boxer Jake Paul just paid $39 million for a roughly 5,653-acre ranch in Georgia’s Decatur County known as Southlands, in what brokers say is one of the largest recreational land deals in the state’s history, according to a press release...

In addition to wild quail, the estate is home to trophy white-tail deer and features a variety of natural amenities, including 5 miles of spring-fed creeks, a stocked lake, a duck pond, a 60-acre irrigated field and direct frontage on Lake Seminole. Less than 3% of the land is wetlands.

Jon Kohler of Jon Kohler & Associates, who co-listed the property with Walter Hatchett, likened the significance of the sale to owning a sports franchise. “Southlands is an institution; it’s like owning your own professional football team,” Kohler told Mansion Global. “You get history, culture and traditions, and you’re a land steward dictating its future.”

The ranch includes a recently renovated 4,884-square-foot main lodge with eight bedrooms, five full bathrooms and one half bath.

The grounds also hold a collection of updated and new outbuildings, including a four-stall barn for horseback and quail hunting, a manager’s house and guesthouse, a pavilion, an equipment shed, a workshop and a cooler facility for game processing.

But putting it in Nasdaq100 returns a lot more than land. Land might be 3 to 4% gains a year. Nasdaq 100 is like 12% a year. Take that delta over 20 years, and you're talking 10x gains in Nasdaq and 2.2x gains in land..

You can take your gain from a property sale and trade it for a new one with 1031 and defer the gain. You have to take the gain on a stock if you sell it regardless of if you buy a new stock with it. You pay capital gain every time you sell a stock (or a loss). You can conceivably take your original land investment and trade it 100 times before you die and never pay a dime of capital gains tax on those sales. You live off the business/rent income it produces. Then your family inherits it with the FMV around the date of your death.

That is 7,800 dollars per acre. I am not familiar with acreage cost in that area. But, with a house and barn. The numbers don't seem to bad.

To be fair to him (if he knows it or not yet), he just invested into a lot of good land down near Bainbridge, GA. Not too far from Tallahassee, FL. There's a lot of opportunity for him to do lumber farming, sell off small plots of that land for a lot more, farming in general, etc. If he was smart about it, he could make a TON over the next 50 years from this land.

Has the interest around Jake Paul and his boxing started to slow down? I didn’t realize until yesterday that he’s about to fight again. I’m glad to see he’s going against an actual boxer, but I don’t feel like I’ve heard as much about him since the Tyson fight.
