North Louisiana has had a ton of rain in the past month or so, the lakes were flooding last week.
They had Claiborne shut down for fishing due to high water.
So all the golf courses should be in great shape for July.

I am guessing Epoxy will run north of $3-4k.
I would just spend the extra money, especially if you plan on staying in the house for 10-20 years.
The mats get dirty, stains, on and on and are a "bitch" to clean
