If it is somewhere in Texas that people want to be in, then it is very expensive.
A modest home in any neighborhood in Dallas or Austin that is not straight ghetto is a million dollars until you get way out there into what should be burbs.

That is a block from the main gate to IHCC. Garvis used to live a few doors down till he passed in the 70's or 80's.

There's definitely a pool. He bought and tore down the house next door and build a pool, pool house, and basketball court. For some reason there no pictures of that which is an entire lot to its own.

In that area, in such great town, that might fall into the "steal" category.
Lexington is a really nice place to live and this is in a dream neighborhood. Who cares whether you like Cal or not, if you have the money this is a great deal.

No HOA in historic neighborhoods. There’s a neighborhood association but that’s entirely voluntary and is, if i recall, $25 a year.

I’m in no place to piss on someone else’s success and I admit I’ll never have a house worth that much, but that property seems kind of meh for a guy making $8M a year. Basically looks like a spec house. I’m sure location has a lot to do with the price and maybe the nomadic nature of coaching means you don’t want anything “unique” when it comes time for moving. But with Cal’s money and security you’d think he’d build whatever he or his wife wants.

The houses on the outskirts of Lexington out in the horse farm areas are absolutely insane. Cal just wanted to live in town he said when he bought it.

Ellen is a pretty laid back chick, so I could see her not wanting anything crazy extravagant. As others have said, it's in a nice area.
The house they bought in Nashville that most believe is where he'll retire (one of his daughters is a research doctor at Vandy) is even smaller than the one in Lexington. I want to say they only paid around 2 million for that one and it's pretty low key as well.
