Home improvement expense #1: Install security fencing.
Preferably, electrified.

I wouldn't recommend going anywhere between Aster and Downtown BR.

So people in Colorado pay 10x more for the same shite?
Damn, guess people get dumber the farther West you go.

Living in that pile, I can understand why the shitiness of Baton Rouge dominates your life

Also, it's 2.5 miles from Tiger Stadium, according to Google Maps. That makes me feel a little better.

That's how much you would spend replacing flat screens in year one of residence.
Those shacks out in country on the other hand, nice way to leave super cheap.

Decent Southern Gothic potential. Add some kudzu and crows to the dead trees and it would be a good starter home

Here's a little steal for $13,200

I think you’re allowed to demolish and rebuild, i know on the Bryan side of A&M you can, if the plot is worth investing, you’re right, might be a steal imo
Although I applaud your entrepreneurial spirit - trust me, it not a steal - possibly overpriced. Unless of course you are a fan of weinerschnitzel - according to the map I believe its within walking distance - with Kevlar.

Lil Boosie is from around that area. The people in that area are hustling during football season. Charging $20 to park in their driveway.

Most LSU students quickly figure this out.
What's amazing is you have really nice homes and apartments all along Dalrymple/Park, July and State streets. Definitely one of those places where the phrase "wrong side of the tracks" comes to mind. The contrast is quite stark in that area.
I had an apartment off July Street with a lovely view into the back of McKinley High. It wasn't a palace but we had zero issues despite being a fence away a very rundown neighborhood. Whereas lived off Gardere near Bayou Fountain and shite was getting stolen left and right by the lovely citizenry living in the Section 8 shithole along GSRI. After that, I have always put a high premium on living in as nice a neighborhood as you can afford.

Yeah, I guess they're a little more expensive.
Bragging about living on Colorado Street is a weird flex though.
Guess you're moving up in life?

I would almost bet that there is more crime in a 10 block radius of this house than in the entire state of Colorado

Well - most of ours are total free market opportunists - in a myriad of ways.
