Rental costs in Oxford should start stabilizing with all of the new condos and apartment buildings they're putting up over on Ed Perry and off of Sisk.
People forget that Oxford can and has been over built in the past. My first job out of college was working for an investment group that built a big apartment complex in the late 90s. Absolutely crickets. Rentals were awful. They started converting them to condos and selling them barely above cost. It took nearly 10 years to work their way out of that deal and get a moderate return.
And this building surge dwarfs that by 10x. And everything keeps getting gobbled up. But at some point there has to be a reckoning.

I don't think AC is into that sort of thing.

Another Mississippi 4* headed out of state. We are getting destroyed recruiting instate this year.

I saw that. I just can’t quite figure out what it really means. I do believe that a transfer with a couple years college experience is better than pretty much any high school kid, but it does hurt to see the state’s best players head out of state when we are in such a good way and State sux. You’d think we’d be mopping up and yet we are not with these high school kids. Auburn is apparently spending some money.

You have to trust our coaches. They decided to go all in nil wise to get Caleb Cunningham, and chose against it with this year's receivers. We'll see how that plays out but I have a feeling we still make another run at keys

Yeah, until they officially sign, nobody is a lock.

With how recruiting is now a days I don't even care whether a kid is committed here or elsewhere. I'll care signing day and that's it

Dart with a preseason dime. Preseason but is that the first nfl td since Eli? Don’t remember Chad or Matt with any.

Dart looked good for his first NFL outing, even if it's preseason. Couple of passes he's like to have back. I imagine the coaches will be telling him he has to start sliding. But he probably did enough to move up to QB2.

I hope he does well and develops into a good QB his decision making has to get better though. He goes full retard sometimes

Kiffin has said many times that all HS players are unknowns and they have a much lower NIL ceiling than a good portal player. I think he's right. He's trying to be smart with NIL and not overpay for a big question mark. Paying a half million to a highly rated HS player just to have them ride the bench and transfer after year 1 is stupid.

Yeah we are a portal first, high school second team right now and it’s worked out well. I trust the staff. When Kiffin really wants a player, we usually get them

Except for Kentucky and Florida last year. Not sure exactly what our problem was but our team of NFL draft picks should not have lost those two.

You can lay those two losses at Lane's feet.
We had 92 rushing yards and 14 first downs against UK. We were 1-10 on third down. UK held the ball for 39 minutes of the game. We had five three-and-outs or six-and-outs. Ulysses Bentley didn't touch the ball the entire game.
The Flarda game isn't much different. We were 3-14 on third down. Bentley never touched the ball once. Twice, we had the ball deep in Gator territory and ran JJ frickin' Pegues on 4th and 1. Twice the Gator defense stuffed us. Someone tell me why we didn't hand the ball to a runningback? Please, make it make sense. If we pick up those two first downs, we probably win the game.

As has been said many times, we didn't run the football. In fact, we refused to run the football as Bentley stood on the sidelines holding his helmet. It's yet still a mystery right up there the Pyramids and Stonehenge. I'm honestly still quite surprised what was actually the case hasn't leaked to folks like us. Isn't there a former coach or GA who doesn't give a damn what his former employer thinks?

We ran the ball okay against the Gators.
We didn't run the ball at all against UK. We didn't have the ball to run it. I do not know why.

I still believe that Bentley did something personal that Kiffin didn’t want to make public. Maybe had to do with Landry or Layla? Either way, it made zero sense then and makes zero sense now… and that’s the one real knock I have against him as our coach… dudes getting paid too much to let personal grudges cost us success (if that’s what happened)
