Don’t confuse income with wealth. People in Bellaire are making first generation money. Also, the wealthiest neighborhood (River Oaks) is dragged down by being part of Houston and not a separately incorporated city.

I grew up in Brandon and live in Madison now. There are some nice neighborhoods but there are also a lot of tiny homes. I would say the wealthiest people don't live in the city limits from my experience although Reunion and Annandale have some very wealthy people

Do you like Madison better? I know it has grown a ton. Here in Brandon we have some beautiful new subdivisions. Some of the homes are pricey but then, you want a Doctor or Business owner moving in, not trash. The one I liked the most got sold. Pissed me off.

No idea what Palm Beach's median income is. I do know that the average house goes for $10M, the market maxes out at $350M, and you cannot even buy a house for under $7M.
Most people have their fourth of fifth homes here, or are retired.
Doctors, lawyers, etc. are not rich. Wall Street moguls and Fortune 500 tycoons are.
Jupiter is not wealthy because it has an average income of "$90,000." Jupiter is wealthy because it has $150M beachfront real estate and is the home to billionaires and most PGA pros. For all I know, some town in 30A technically has a higher income than Jupiter or Palm Beach. Palm Beach and Jupiter are still 100000X wealthier than 30A. Average income takes into account the working class that serves as waitstaff and cleanup for the rich. Those who drag down the "average income" do nothing to impact general comparisons of overall wealth.

So a few years ago I went to Jackson for work and I got a hotel downtown. I figured I would walk somewhere for dinner or something. Man I could not have been more wrong. Downtown Jackson was a ghost town. I ended up just getting room service. Now when I travel there I just stay in Pearl

Back in the home state (Ga), if you include part-time residents, it would have to be Sea Island with its neighbor, St. Simmons, coming in a distant 2nd. No local in the ATL area is even close.

Mountain Brook is not a real town. It’s a suburb of Birmingham. Real towns can stand on their own. These lists always seem dumb to me.

But Madison as a city is nowhere near Mtn Brook, AL as far as wealthiness

I'm so sorry you had to potentially sacrifice your life like that. Drive up Lakeland Drive (into Flowood). It's literally not more that 3 miles from where you stayed.
Flowood , like Brandon, have cops everywhere. 1000000000 times safer than Jackson, although so is Pearl which is where you stayed.

And what about all of the condos on Palm Beach? FYI - The median income for the Town of Palm Beach in 2020 was about $169K and the median value of owner-occupied housing units was $1.2 million. Head South a few miles to Gulfstream (Population 885) and the median income is $250K and the median property value is $2 million because there only a hanful of condos.

When you get to a certain level of wealth, income stops being a useful measurement.
Lots of very high net worth people have incomes near zero. They don't work or don't rely on a paycheck to live. The assets are often tied up in individual and/or family trusts for tax purposes.
They may live in a mega mansion with a dozen exotic supercars in the garage, and a yacht moored at their private island. But their personal tax return would make them look like a bum under a bridge.
