I’ll be worried about a hurricane coming through and completely annihilating that entire thing, wouldn’t take much for that whole island to become a sandbar

No way there is a freshwater source on that little island so he would either need a large desalination system. No vehicle access means EVERYTHING has to come in by boat but still cool as hell.

Needs gas generator it looks like. Needs septic. The generator needs to be filled regularly. Not the luxury I would need. Maybe if I was on a few days vacation.
