Looking for moving advice

I’m in Richmond Hill, which is in Bryan county, the fastest growing county in GA. I’m reading to move. My wife finally gave up the beach thing since we don’t go as much so we’re looking for something up in N. GA. We’re looking at a minimum of 5 acres and I was just wondering where I need to steer my search.

I have two kids. One is in high school and she can deal with the move. The other is 9 and he’s just happy to hang out with me.

Advice?

NGA is getting yankeefied more and more on a daily basis as well, you already seem to be in God's Country, what else is behind wanting to move?


ETA- a high school girl having to make all new friends can be rough too. Consider letting her graduate before moving?

Far Northwest Georgia and northeast Georgia outside the mountains are probably going to be the most affordable. Dalton and Chatsworth in the northwest. Hart, Elbert, Franklin, Madison, Wilkes in the areas surrounding Athens. A decent house with 5 acres in the rest of the area will range from 750+

Upstate SC isn’t bad. You could probably find property in Oconee county which is damn near state line. Laurens county is further out but closer to Greenville.

As long as you’re north of Gainesville/Jackson Co/Forsyth Co, you can escape the growth in NEGA.

Ton of land in East Hall Co over to Banks and Habersham and points north and east.

Watkinsville. Lots of large tracts of land, Oconee County School System is one of the tops in the state.

Gordon, Catoosa and Whitfield counties in NW GA are generally considered affordable. Particularly around Trenton, Chickamauga, Dalton and Chatsworth. I’ve looked at buying land in Gordon Co along the Cumberland Plateau in the past since it was competitively priced to property on the TN side.

Most of the folks I know in Dalton are not crazy about the school system (Whitfield Co). Place has seemed like a crime hotspot as of late. Lot of gang activity is often in the local news.

If you prefer the Blue Ridge Mountains, I really enjoy Hiawassee, Blairsville and Clayton. The wife spent a lot of time in Clemson this year doing medical contract work so we stopped at these towns often during our commutes. But I don’t know much about what land runs in these areas-I just know I wouldn’t mind living there.

Do you want rural and don't mind 30 minute drives to grocery stores and 45-60 minutes to doctors and such? NW Georgia around Chatsworth/Dalton or LaFayette/Ringgold have reasonably priced land. Schools may be iffy and doctors will require you to go to Chattanooga for a specialist. Make sure your insurance will cover cross-state health care.

Lived several years in both NW and NE Georgia. For me, NW has a slower pace, more affordable and looks like NE Georgia used to before all the strip malls and subdivisions overran it. Calhoun is nice, stay away from Dalton city but county is good. Murray County is beautiful as well.
May want to consider getting just across the line into TN and you’ll have no state income taxes.

I grew up in Savannah and Mom still lives there. Blows my mind sleepy little Richmond Hill will be a 7A sized high school next year. When I graduated from Windsor Forest in 1988, RHHS was a single A school.

Wife and I bought 15 acres in Floyd County 13 years ago. Best thing I've ever done. I loves this area and would highly recommend it.

One important piece of advice I will give you is up your land requirement to at least 10 acres. That will qualify you for a conservation exemption on your property taxes; it has to be renewed every 10 years (a formality to be honest) and will lower your taxes by at least a third.

Our family was there when I was kid in Savannah. We staid down there so I could finish high school but my parents bolted for Atlanta soon after. Had some good years there and it was fun hanging out in high school at the beach. The heat, humidity, and bugs get old though. Also no real fall there.

I like the NE GA Piedmont, just before you get to the mountains: Banks, Franklin, Elbert County area. You’re probably more apt to find some land there that’s cheaper than in the mountains or northern metro suburbs.

I entertained leaving south GA when I retired but my wife no-billed it. I was actually looking at 100+ acres in Eastern KY and also considering northern Idaho.
