A few real college towns I enjoyed around the country that you don't often see mentioned:
New Palz, NY (SUNY)
Davis, CA (UC - Davis)
California actually has a lot of cool college towns like San Luis Obispo, Arcata, Santa Cruz etc)
Bloomington, IN
Bigger than traditional "college town" but mainly because there's around 100K college students:
Tempe, Ariz (Ariz St. etc)
Athens, Ga is still the quintessential college town.

Lubbock has a weird feel to it and I like it. I feel like I’m in no country for old men. It also has a great airport that I can pull up to 30 minutes before my flight and walk right on.

Never been to Lubbock but can see that.
I toured a lot of western college towns when I was in my 20s in a band and loved going to Las Cruces NM (New Mexico State). Tons of college students seemingly in the middle of nowhere in a cool looking desert.

It isn't exactly a small, quaint college town.
If you ranked SEC campuses by "urban feel"....UT would be towards the top.
Behind Vandy and Texas and maybe tied with CoSC.

State College is a really great town. It's in the absolute middle of nowhere, but very nice place

As die hard as a Tennessee fan I am, I have to say the campus and Knoxville in general is one of the worst I’ve been to. Its literally a construction site non stop

While it isn't flashy...I've always enjoyed myself whenever I go to Lexington.

Auburn and Athens are both very nice--pity about the schools, though.
Tuscaloosa was a great college town when I attended Bama, but they've corporatized/sanitized the place so much that most of the charm is gone.
