I'd add the Mobile, AL area to the decent tier. The area's aerospace industry is exploding and the port is becoming a legit Top 25 port in the country. Baldwin County and the Eastern Shore of Daphne, Fairhope, Gulf Shores, and Orange Beach are the real reason though. It's the fastest growing county between Houston and PCB, FL

Southaven is growing like a weed. Memphis has expanded about as far into TN as it can get. Memphis really can't expand across the river because you've got 8 miles of mud flats that are under water half of the year before you reach West Memphis.

So you have Southaven which has a fairly lenient tax code and is in prime position to blow up in terms of population. It doesn't hurt that like West Memphis Southaven is closer to Memphis then most of Memphis if you catch my meaning.

For what it’s worth, the Bryan/College Station metro area is booming. It’s now just a little under 300,000. When I was young ( I’m in my 40s) it was under 100,000.

Many college towns (and cities in general) expand like that. Doesn’t change the fact that they’re shite holes. I cannot imagine anyone with money voluntarily vacationing in College Station (aside from a football game).

Orange mound isn't the worst neighborhood in Memphis, not even close. The kids that live in Frayser, North Memphis, Whitehaven is who you need to pray for.

Frayser is not that bad. Raleigh is worse imho. Whitehaven is a shite show and it is pouring over into Southaven. North Memphis has always been bad.

People in Frayser get along.

Now, Highland Heights is another matter but you can't count that as Frayser.

I’d switch the SC cities. I went to Carolina and as much as I loved Columbia, it’s the bottom city as far as cities go. Greenville should be at the top, you don’t have the smell of horse piss running throughout the town (plus I live here and know it well, yeah there are some rough parts but overall it’s really great) then Charleston (aforementioned horse piss smell, dirty downtown/French quarter), then Columbia (outside of the vista, the city sucks)

I disagree.

Greenville is nice downtown but it has far more bad areas than Columbia.

Columbia also has Forest Acres, Main Street and The Vista. Plus all the downtown old antebellum homes. Greenville is lacking any old town charm at all. Plus Lexington is, for all practical purposes, is now a suburb and Lexington is fast becoming a showplace little town. Some of the nicest neighborhoods and homes in the state are also in the northeast area of Columbia out where Spurrier used to live.

WTF are you talking about? Chattanooga has had issues with crime, but it is all isolated to areas that no one would want to visit. Chattanooga has been improving steadily for a long time now, and that trend continues. EPB bringing the gig to Chattanooga was huge for business and growth. Chattanooga is honestly a beautiful city with a lot of really cool things to do. Just over the past few years a lot of big changes have been made for the better. It's not perfect, like any other city, but it's pretty damn cool.
