Fayetteville living for Grad school

Got a family member attending school in Fayetteville. Wondering what would be a good area for rental or possibly buy? I’m sure things aren’t too cheap.

I enjoyed my time of Wedington on the west side of I-49. We rented a place off Salem for about $1,200 a month in college. It was a 3B 2B. Friend bought a place closer to the penguin Ed’s down there for around 220K. 3B 2B and moderately updated about a year ago

West side (Wedington) is more starter homes and a lot of student rentals. Traffic suuuuuuuuuuuuuuuuucks on Wedington, though. Mt. Comfort Rd area (NW Fay) is similar, with fewer rentals and not as terrible traffic.
Best combo of ok price and long term investment value is South Fayetteville (MLK on down to Greenland) or Midtown (roughly North St to Township). SoFay's desirability is curbed by homeless people. Midtown is underrated for its central location and relative ease of access to both downtown, UA campus and freeway.
That's my opinion based on living here 15 years and working in industries related to real estate and construction.

I’ve been gone too long if Fayetteville now has an area referred to as Midtown and SoFay.

Living on Wedington might as well be living in a different town, IMO. If you can’t find something downtown, then do south or midtown.

Just save the money and get a house in a decent area of springdale where your value will increase wothout having to lose your mind trying get a place in Fayetteville.

The area by Sonora is really nice.
I suggest go rent out at the RV parks in that area.

Prairie Grove and Farmington are great areas close to Fayetteville and cheaper.
Avoid Springdale unless you like illegals, it's full of them.

Any advice on the Roger's area? I am looking to move my mom and I from here in Eastern Arkansas to NW Arkansas so we can be close to family in case of a health emergency.
I still know Fayetteville well from when I lived there 4 years ago (though I am guessing another hundred apartment complexes have gone up in that time) but what I know about Rogers/Bentonville is pretty much zilch.

If I were in Rogers, I’d try to be downtown because it’s really taking off and also has great access to MTB trails and the Railyard. It’s nicely walkable with a lot of good dining and eating. Also puts you closer to getting to Beaver Lake.
But that area also is very disconnected from NWA because it takes a long time to get to the interstate and traffic sucks during rush hours.

Land is scarce here. If you are lucky to find good land then you better jump on it because it sells quick.
More than 20 years ago, you could find plenty of land that is cheap but now the good land is gone and the rest no one wants and it is still very expensive.
Pea Ridge is an option as it is cheaper and growing fast with housing developments popping up everywhere. Only eight miles from Bentonville.
I use to live in Bentonville but the lust for higher taxes for useless projects persuaded me to move on.

I live in Rogers. Not a lot to buy here or Bentonville unless your willing to go over 300k and in Bentonville, well over 300k. But it’s pretty good living in Benton county. We’ve got most of the shopping and restaurants now. Like someone said, houses go in hours now. Good luck.

I rent off of MLK like 2 minutes from campus: bunch of new houses/duplexes being built by me that look really nice

Not all Hispanic people are illegally here. There are definitely illegal immigrants everywhere but you would be amazed how many Hispanic people in NWA moved here from Texas or California where they were born and more than a few were born right here. That doesn’t count all the first generation citizens here. People moving to America to better their lives is supposed to be what this country is all about but I guess that welcome mat got removed a couple decades ago when Europeans stopped moving here.
