Middle/South Georgia timber industry going to shite

Two different toilet paper plants are shutting down and two big containerboard mills also is closing. I have a card game in Dodge County and half the people there are either in the timber industry or have money tied up in the timber industry. It's pretty much panic mode at this point.

The one guy yesterday said that "property owners lost 60 cents overnight," whatever that means exactly. He was referring to people with timber on their property.

I wonder to what extent it has to do with Japanese toilets. One of the big Japanese toilet manufactuerers is about to open a big arse factory by the Atlanta airport.

I drive a lot for work and have wondered to what extent all the logging the state has done on the sides of the interstates has affected the timber industry. Seems like that in itself would flood the yards

I have a 125 acre tract in Randolph County that hasn't been cut in 28 years. I contacted a forestry consultant but he wasn't interested enough to get back to me. I'm not knowledgeable about the market. Over a year ago I heard that many sawmills were closing due to NAFTA and imported lumber.

While Ga is slowly turning into California, Kemp seems to be more worried about data centers and the technology industries.

Housing being off 40-50% the last 2 years hasn’t helped timber either. We still build mostly with SYP and OSB.

prices were going up until COVID and then dropped. Seems like a lot is tied to interest rates and lower # of new houses

We had 100 acres and sold it a few years ago. I didn't get too involved but there was a decent profit when they harvested, but of course that's once every 30 years. They leased it out to deer hunters which pretty much covered the cost of the taxes. We sold it to a relative who has been buying up hundreds of acres over the years. Lot of counties these wealthy families are just buying up more and more land.

Anyone even remotely dependent on forestry is gonna be BIG hurt by this from the landowners who’s land value just fell through the floor, to the NAPA guy selling parts.

Southeast Georgia just took a dick kick. Timber, public school systems and disability checks are the three biggest drivers of the economy there.

It's an infinitesimal amount of wood compared to what is logged elsewhere.

Pretty sure most of the IP plants that are being closed made paper products, and or OSB. I could be wrong, but seems I read that somewhere.

Why grow lumber when you can grow blueberries?
The same climate for growing pine trees is perfect for blueberries.

Now you are talking, my grandparents had massive blueberry bushes and I have about 20 rabbit eye and pink lemonade growing in the Holler.

I'm told high acidity in tbe soil both love as well.
