I don't think a lot of Atlantans realize the crime problem in Savannah.

you need to possess at least a little bit of intown courage to live there. I do, but anyone sensitive at all to urban issues won't likely love it.
You might want to explain that to the people with young children, paying 700k for a three bedroom house in downtown Decatur.

Wife and I looking at houses in ATL, Decatur school district.... the identical house on the dividing line is $150k, cross the street in the Decatur City School district, literally $600k.
It's going to hit a bubble though, for that price difference you can go private school.
We're two years from that transaction though.
This post is mainly to validate what you are saying.
Also, brother in law worked there, says thumbs up, and another life long friend who has worked in Gwinnett, Cobb, Fulton, and Clarke, he also vouches for Decatur City Schools.

That's because they're that good, except for maybe some magnet schools and Buford High.

You live in Crackworth? I knew something was wrong with you.

You forget. CatFan lives in this bubble where all of her decisions are awesome and nothing she doesn't believe is true. Muslims are all nice people. Paris is the greatest place on earth and Kentucky football will be relevant next year.

I think your misunderstanding me when I say that.
I'm simply saying it's not some white suburban heaven with no colored folks for miles, and rows and rows of McMansions with signed subdivisions. Those are the things I'm comparing it to.
Eta. All that said I fricking love Decatur for what it is. Have for my whole life. It's always been my family's gateway into atlanta so I know what I'm talking about. You seem a little defensive towards what I'm saying for being a transplant

Crackworth?
Easy now. Acworth is huge. The demograph is divided with the zip code. 30101 is Acworth and has Brookstone and Bentwater Country Clubs. And a little bit of Governors Towne Club. 30102 is bad.
And Dick-hater is nice if you like looking at women with chains on their wallets and wearing wife beaters.

If anything check out Smyrna/Vinings to be on that side of town but in a hipper/younger area.
With Suntrust Park being a mile away, we're probably going to move at the end of the year. I don't care if they add 15 lanes to the interstate. It's going to be a complete clusterfrick

Buildings in 4th Ward overhauled but neighborhood pop not so much. I dare u to stop for gas at that Texaco after midnight.

Yeah I know alot of new restaurants and some businesses have moved to the O4W, but houses down there still have bars on the windows. It's going in a good direction, but it's still years away from being a residential destination

I live in 30102. What the frick are you talking about? We live in a nice neighborhood with lots of other ones near by.

4 of my buddies used to live in the house on Hogue street 2 houses up from that Texaco. Lived there for probably 5 years. I certainly wouldn't want to live there, but I mean it's not like they were beating away drug dealers everyday. To my knowledge they never had any breakins or crime issues.

To tie it all together, for real estate speculation purposes the Old 4th Ward is a great place to buy a home and see 300% return in about 15 years, realizing rental income (or deferrment if you live in it yourself) to offset the opportunity cost of the investment.
It's what Decatur was 15 years ago.
Ultimately, school system is what will put O4W over the top. You can plant as many trees and slap as much pastel hardy plank you want, but it comes down to school system.
It's the dollars possessed by nuclear families and aging homos that drive the ATL real estate market.
