It’s a curious thing, the growing contempt for the poor coming from the Left (I don’t know whether you’re a man of the Left or not, please note). More and more it sounds like Chamber of Commerce Republicanism, but originating in, say, Ann Arbor, or from the Upper West Side.

You’re correct. Alabama is a shithole and no one should ever want to live there. Especially Huntsville. That place is the worst.

Most people moving to the South are moving to its most expensive zip codes - Miami, Dallas, Houston, Atlanta, Austin, Charleston, Palm Beach / South Florida, etc. Northern transplants are not plumbers and truck drivers - those people typically remain in their hometowns. They are white-collar professionals following the finance, law, medical, real estate, etc. firms that are all relocating down South.
Your theory would be correct if most transplants were moving to places like Little Rock and Memphis. Most of the migration down here (to Palm Beach), for example, has been affluent New Yorkers / Wall St. alumni.
And Florida is not the "wish.com" version of California lol. CA cities are terrible and crime laden, their politics lamentable, their water is cold, and the quality of life (NOT in regard to cost of living, where I live is more expensive than 99.99% of CA) is generally poorer by every metric.
You're right only in that much of the exodus hails from conservatives. Educated, wealthy, conservative professionals no longer wish to live in NY, Chiraq, feces replete SF, etc.
The rest of the South does not reflect Arkansas. Speak for yourself.

If China stupid enough to invest in NYC tell them to go for it! NYC is a cold world class shithole!
And outside of the cities there are some nice areas in Louisiana ,Mississippi, and Arkansas all better than NYC.

It is also a measure of scarcity.
Hypothetically:
There could be equal numbers of people wanting to live in Frisco Texas as want to live in Honolulu, Hawaii. The demand is equal, but constraints on housing stock in Honolulu will make it more expensive.
California coastal cities are a mix of both. High demand, and scarcity of housing resources. They have the ocean on one side and mountains on the other, limiting the amount of buildable space. Manhattan Island is a combination of both, which is why they're building super-tall condo towers there regularly.
Downtown Austin is building those, too, though. And Texas is big and open.
