I gotta agree with this. Plus to be fair that's a pretty good looking trailer.

When people make fun of people living in trailers most think of homes that look something like this:



Run down and unkept with trash everywhere, bonus points if it's in an actual park not on private property. The one in OP looks pristine. Nothing wrong with trailers if you take care of your damn home. My grandparents lived in a single family brick house all their life, but after their kids grew up and moved out it was too big for them. My uncle (their son) ended up buying their house because his family was getting big and grandparents just put a pretty nice trailer on the same property for themselves because they didn't need too much room with just themselves anymore but didn't want to build a new house from scratch or move to a different area, so they just got a trailer.

It's mostly from all the 55+ neighborhoods with retired old people.

I know an old couple right now, that live in a double wide mobile home, very similar to that one. They have a farm that is several hundred acres, some Arabian horses, several airplanes, a luxury yacht, plus several other smaller boats, a couple of them being old top of the line Mahogany, in perfect condition.. A couple of nice tractors, and several other nice pieces of dirt work equipment such as dozers, excavators etc..
They can probably buy and sell most anyone on this site.

This thread reminds me of the time I was doing some advertising for a local dealer. I asked what I should call them. He said, “call them manufactured housing. Nah, call them mobile homes. Oh, hell. Call them trailers. My people know what they’re buying.”

Actually, it's not. It's a manufactured home. We've all seen them being carried down the highway in two halves by 18 wheelers. They aren't on wheels...hence, not mobile. Mobile homes usually have the skirting to hide the wheels. Manufactured homes don't.

Now this is a mobile home.

I'll only say the banks aren't going to agree when it comes loan time. If it's not on a foundation, the majority of lenders won't even consider it.

They're basically the same thing and it has nothing to do with wheels. They were called mobile homes before 1976 and manufactured homes after. There was some type of wind/weather code they passed back then to make the homes a little stronger.

Most commercial banks won’t lend on a manufactured home. Some will. Some finance companies will do a 25 year Am under 8% interest believe it or not.

Most GA counties require you to skirt them with a foundation even on a hunting tract which I think is bogus. They make a bunker that’s buried 3/4 underground and doubles as the back porch. Holds 4-5 people and safer than inside a brick house.
