I used to live in Naples.

The median age in Naples is about 65.3 years old.

And I think your 30% figure is off.

Texas is too large to even rank. You’d have to split it into regions.

That's complete horse shite. You have to earn high 6's-7 figures to even sniff the damn place.

I'm sure it is nice, but that's saying the nicest part of Long Island is Montauk and The Hamptons... yeah no shite.

Yeah, the glaciers deposited alot of nutrients in the Midwest. Once you get into the southern parts of Indiana and Ohio the soil quality drops off. You can still grow stuff but it's not the same, due to lack of deposition from glaciers.

Texas - Georgetown
Arkansas - Fayetteville all day every day
Florida - As far in the Panhandle as possible to get away from the rest of the state
Georgia - Woodstock

Madison is nice. It tries to emulate Southlake Texas or something similar (but falls short because it's tiny and everything is still just "nice" strip-malls).

The people who live there seem to think it's Beverly Hills or Highland Park, though.
