I've lived in Tennessee for 17 years. I grew up in Nashville and I am currently in my early 20s attending UT Knox. I will give you my best advice, but keep in mind that I am a college kid, so my expertise in where to buy a home is limited, of course.

Good, affordable mid-size towns:
1. Smyrna/Lavergne. Just 15 minutes SE of Nashville along I-24. Lots of industry and job growth there. The Rutherford County schools are pretty good; lots of APs are offered in high school. You are also very close to Nashville Int'l.
2. Maryville. About 25 minutes south of Knoxville and 45 minutes from the Smokies. Beautiful area and great public schools.
3. Columbia. Once a rural town, things have picked up quickly there. It's about 45 minutes south of Nashville along I-65. There is plenty of industrial growth there. But I don't know too much about the schools.
4. Spring Hill. A more affordable suburban option, about 30 minutes south of Nashville along I-65.
5. Cleveland. This is east of Chattanooga and one of the most conservative cities in Tennessee (if that's your thing, then great.) You're close to the Ocoee and the GA state line.
6. Cookeville. Home to Tennessee Tech, this place is booming with job growth. It's between Nashville and Knoxville along I-40. You're an hour and a half from both cities.


You may notice I didn't list any West TN towns or cities. That's because that area is kind of depressing to me. If I were you, I would avoid anything in Tennessee west of the Tennessee River.

Other areas to avoid: Upper Cumberland Plateau, around an hour NW of Knoxville and near the Kentucky border. That is a bad place to be. Avoid some of the far eastern counties that border North Carolina, too. Cocke County especially. That area is sketchy and full of white trash. Be wary of rural areas; while the scenery is nice, there is plenty of stupid, dumb hillbilly fricks that your should avoid at all costs. I may sound dramatic, but you haven't truly met a stupid person until you run into the common Tennessee redneck. They are the worst people in this state.

Avoid Memphis and Jackson. Those cities are ghetto.

Sorry to continue blowing up this thread, but it's important for me to say that East Tennessee is hardly "Southern" at all. This area is more Appalachian than anything. The culture and the accents have very little in common with red-blooded Southern states like AL, MS, and GA. The East Tenn. accent is quick, twangy and high-tempo, kind of like a Northerner. Conversely, Southern "Tidewater" accents are slow and drawn out. That is somewhat hard to come across in Tennessee; in fact, Nashville residents rarely have Southern accents anymore because of all the transplants. The truest "Southern" areas of Tennessee are southern middle and southwestern parts of the state along the MS and AL border.

Btw, East Tennesseans rarely say "y'all." That's a misconception that everyone in the South says that. Here, it's "you all," "you ins," "yins," or the Yankee "you guys." In both Nashville and Knoxville, you will hear more "you guys" than "y'all."

I didn't hit all the good towns here, only the ones off the top of my head that I have visited. Please check out some of the towns north and west of Nashville as well as more in Chatt, Knox and the Tri-Cities area (Bristol-Johnson City- Kingsport).
