Avoid Memphis and Jackson. Those cities are ghetto.

Memphis has some very nice suburbs to be honest. Which is annoying as frick for me because I live on the Arkansas side of the river so all those nice places are 45 minutes away on the other side of town. The problem is those suburbs, while they are economically solid, have gotten so far away from the city that growth is starting to slow down.

Memphis itself has some nice neighborhoods, but one block over you'll find an urban war zone. I really can't advise living in the city.

I would agree that Middle Tennessee and parts of Eastern Tennessee are better places for a young (and growing) family to set down roots. Cost of living should be lower and the economic growth more steady.

Would like to find some nice small towns with some land or safe towns with decent schools.

Look near Chattanooga...Soddy Daisy, for example. Land is still reasonable, education is meh...but there are excellent private schools in the area that are available. Close proximity to Lake Chickamauga. Still plenty of opportunities within TVA in the Chattanooga area.

Near Knoxville...look North towards Norris/Andersonville area. Close proximity to Norris lake...average public education, opportunities within the greater Knoxville Metro area, or Department of Energy sites/contractors.

Near Johnson City...just outside of JC itself, it is beautiful. Not as much opportunity in the area...close proximity to Kingsport may help with that. Average to good schools.

Maryville/Blount County is near Knoxville, has plenty of job opportunities in the area (lots of tier 2 automotive and other manufacturing), top 5 public school systems in the state of Tennessee.

Btw, East Tennesseans rarely say "y'all." That's a misconception that everyone in the South says that. Here, it's "you all," "you ins," "yins," or the Yankee "you guys." In both Nashville and Knoxville, you will hear more "you guys" than "y'all."

What??? I grew up in East Tennessee and have live there now...I grew up saying Y'all, as did everyone I grew up with. You may hear some Appalachian "yunses"...but it will all be intermixed with "y'alls".

ETA...I just turned 50...maybe it is a generational thing. Kids in East Tennessee may not be saying "Y'all" as much as we did back in the day.

Yeah, due to all the southern transplants. I wonder why they go for Indiana and not the other states?
Guess this is why people from other states in the region say it's backward

It is a nice suburb. Memphis has some great suburbs but the city itself is very iffy.

Southern Indiana and Southern Illinois have always been culturally southern.

Not to extreme levels, until you get real close to the Ohio river.
The Southerners make it North of Terra Haute even too. Don't know what it is that brings them North, it's strange.

Cookeville is a great town to raise a family in. Low cost of living, reasonable real estate prices, proximity to Nashville/Knoxville, abundance of natural beauty/activities, low crime rate/cultcha, solid university town.

I grew up there and my parents still live North of town. Definitely worth looking into.

As for the nitwit talking about East Tennesseans not saying y'all..........he's full of shite.

Not sure what size area you are looking for but here are a few places I’d consider. Most places between Chattanooga and Knoxville (Cleveland, sweetwater, Loudon /Tellico Lake area. Also love the Maryville Townsend area. The very Northeastern part of the State is beautiful but a little more out of the way (Mountain City/Watauga Lake area).

Dead set on TN? I love Muscle Shoals/Florence AL. You can live just over the State line in TN. Fantastic hunting and fishing all with reasonable real estate prices. Also a college town with UNA.

Nashville is growing too much and to fast. It’s bad now, but is going to be a madhouse. I love that town but no way I’d move there now.

Williamson County, TN is the best county in the south. Anyone who says otherwise is poor, jealous, stupid, or a combination of the three.

If you have to live in Tennessee, you could live in Lincoln or Franklin County and commute to Huntsville where the jobs are. Franklin Co. (Winchester) has Tims Ford Lake, or if you're looking for a NW Arkansas feel, you could try just south of Lynchburg. Beautiful country, but it's in the middle of nowhere.

If you want a town that’s not absurdly tiny but still small i’d advocate for Dyersburg. It’s small but has all your needs (places to eat, Walmart, small mall). It also has a good economy, home of rough country off road, boss Hoss motorcycles, and full throttle (moon shine, energy drink, and saloon) plus plenty of other large and small businesses. Very very low cost of living, you can get a great house for a low cost, with a good amount of acreage as long as the acreage isn’t rich soil. Good public school system. And the location is very convinent. Jackson TN is 30-40 minutes away, Memphis is an hour and a half, St. Louis and Nashville are both 2 and a half hours, Arkansas is just across the river.
