Better call Saul. They can't enforce any of that. You can't tell people to pay full rent in a place and then restrict their use of it in such a manner.

Er...if you place conditions on allowing them to rent a place (not own, mind you) and they agree to do so, it's completely legal to enforce such restrictions so long as the restrictions themselves don't violate the law. "Full rent" is a meaningless point of debate -- they were given preconditions and presumably agreed to said preconditions. Better call Saul and ask him for some basic legal education.
