I know some of you wise dawg fans have gone before me in this journey.

Id appreciate any do's/dont's or even just reading a bit about your experiences.

Hire quality contractors in all trades. Make sure they’re reputable and actually have teeth in their mouth.

If there's a lake/pond, find out if the government knows about it. I can send you a link to find out later. If the government does know about it, you need to visit the dnr office in person to see if you are on the shite list and will be burdened with six figures in mandated improvements after you own it. You can try an email first to see if they'll just tell you, but they'll probably just pawn you off to the office visit.

First off dont buy the land until you’ve checked the zoning restrictions on it. You dont want to buy it and then find out that the government can tell you what, how, or where you can or cannot build on your own damn property. Find out if there are any easements on it. Will your neighbors have right to drive across your property to access parts of their land? Screw that. Definitely definitely definitely find out who owns the property around the one you are thinking about buying too. What are their plans for that property surrounding yours? How about access to utilities, sewage? If it doesnt have it, what are the costs to get it? Has the land been surveyed recently? Ever? Are you about to build in a flood plain? How is the soil? Are you about to purchase land that was once an indian burial ground? Is ithe land cursed? You got to research all of this kind of stuff first before even thinking about building. My suggestion is to buy a liveaboard sailboat instead. Thats my plan one day.

House ideas 1 insulate master bedroom and all bathrooms for sound reduction. 2 anywhere you could possibly hang something heavy put up backing board between studs so you can easily hang and center. 3. Put a switch to outside flood lights next to your bed so you can light up easily at night if needed. 4. Put outlet in eaves for Christmas light and a dedicated switch. 5 always have separate vanities and separate closets. 6. No dead space. Always have an access door for storage. 7. If two story have a laundry shoot to laundry room. 8 video each room before Sheetrock so you can see wires studs ducts etc later.

They aren't as expensive as you think... but they are a pain in the arse with constant maintenance. Two years of deep water docking is more expensive than the boat.

I did this and my shower leaked and the insulation wicked the water up and rotted out a whole wall. It was fun.

No. My wife is scared of "the middle of nowhere"

I'd happily buy acerage in Virginia and go off grid. She needs shopping, etc.

So, if all goes well, we headed to the land of BDR. Florida.

Why more homes don't have this, particularly in the master closet is a mystery to me.

If he fills holes or low spots and doesn't pack the ground thoroughly, your floor will soon fill the holes. Also, have him make sure the ground slopes slightly away from the foundation to keep basement or crawl space dry and garage from having a stream running into it during rans.
