Get a home warranty and keep it as long as you live there. Have seen it pay for itself many times with some of my friends.

My wife and I are currently under contract for our first home as well. Close date is set for July 25th. Been sucking it up and living in the in laws basement for about the last year cause our outlook was go ahead and suck it up and bank all that extra money instead of wasting it renting.
And now it's finally about to pay off.
Moving about 3 Miles off the Marietta Square here in GA. House was built in 85 but has had about 30K in renovations put in it the last 3 years from previous owners. Hardwoods throughout entire home and a huge duel headed shower with a bench in it
But we are really excited. And can't wait to start this next part of our lives.

I almost bought 2 houses and a catfish hatchery this month. Then realized I could rent a hatchery that I need for a lot cheaper. So I'm buying a new truck next week instead

We made the seller pay for the home warranty of our choosing and they are paying pretty much all of the closing costs as well.

That's my birthday.

My husband knows the feeling of living with the in laws. We lived with my parents after we sold our first house, and were in the process of building the house we're in now. It worked out nicely since I was pregnant with our oldest (their first grandchild) at the time. My mother doted on me, and all I had to do was direct others when we moved in.
