It all depends on tax policies actually. People don’t mind high prices if their income and amount they take home rises along with those prices. It’s when prices rise and they have to start paying more in taxes that cause them to leave.
This is why Austin is booming. If you hate high prices and traffic, you’d never want to live there. Yet it’s booming. Why? Because that little blue dot is saved by Texas’ no state income tax and overall low tax policies.

Austin mainly grew because of talent pool, business friendly tax breaks to lure major corporations, good vibes/creativity & the scenery of hill country.
That allure has since faded due to high housing costs, traffic & poor city leadership. It’s the surrounding suburbs which are actually booming. Williamson County is likely to pass Travis in both population and worth by 2030.

Lots of people in Austin are cashing out. Cali immigrant money has moved in and it’s just stupid to turn down. What’s weird is Austin is a shitty place. Yet, everyone wastes their time there.
