An aggressive realtor should be able to find you a small home in any of Auburn's older neighborhoods for around 130. I'm sure a bunch of us on here know good realtors in the area if you're interested in using one

I live in Auburn currently. Are you bringing a family with you?

You're not going to find much worth buying close to campus at $130k. Opelika is probably your best bet. However, you can certainly find nice houses close to campus to rent at $1k/month. I'm paying about $1200 for a 3 bedroom off Samford right now. Huge back and front yard. Quiet neighborhood with good neighbors. No undergrads. 30 minute walk to Haley Center.

Trussville is going south in my opinion and I imagine will be more expensive.

I really can't stand the place and the majority of people who live there. Drama, cliques, etc.

My two best friends from Auburn both live in Trussville and now when I visit B'ham I stay with them. I won't say it's going south just because I've never thought highly of it. It's a strip mall town that's 90% McMansion subdivisions and they've zoned out any and all socioeconomic disparity.
It's the epitome of middle/upper middle class white folks in Alabama.

They both grew up in the area and have started families so I don't fault them for loving it there. It's just not my scene. But yes - high drama, cliques, and property values.

What I love about Auburn is that it's sort of an escape from your typical Alabama community. Most neighborhoods are mixed income and each community takes care of itself. There's value placed on local and small businesses and because of the university you're likely to meet and be friends with folks of all walks of life. That's pretty unique in southern Alabama.

Why is it Trussville or Auburn? If you have a job offer in Trussville I'd move to downtown Bham and commute.

Yep, we call it the red neck Mountain Brook.

Maybe downhill wasn't the right word. I like small town living and they have blown up past that.

If you want a good buyer agent who does a lot of work in that price range look up Tori Beth Thompson. No personal connection with her but she did buy and sell our first house in that price range and we went to her after a lot of suggestions from locals. A good buyer agent will be be able to keep an eye out for new listings and if they do a lot of work in that price range will be able to get you in the door before the house hits MLS too.

I have a house in Auburn that wants an owner/occupant. Dad passed away earlier this year. 4 bedrooms/2 baths older house that appraised at 174,000 by the tax folks.

At the risk of hijacking the topic, what can you guys tell me about the Cary Woods neighborhood? My brother in law is looking to buy a house to fix and flip in that area.
