I typically won't record a topped drive that barely reaches the fairway as FIR. I record it as a mis-hit. I also record a good ball that's sitting a few feet off the fairway as a hit fairway, using the grint to record it all.

Agreed, when I play with some of my friends that are 15-20's they lose the most strokes with erratic drives. If you're taking penalties off the tee it's really tough to not double or worse.
Definitely the areas with "more desirable demographics" are higher, with that said shitty arse Harris county has very high tax rates. At least in Montgomery County you get something for the high rates.

LA Fitness isn't bad, just expensive. Gym I go to is along 249 around Tomball, it's a privately owned. Crunch is a chain that's a step above PF. Not sure on Iron City.

At this point I don't think so, the plan eventually is to offer top of the line lodging/resort style accomodations. Looks like Nacodoches would be the closet lodging.
