I typically won't record a topped drive that barely reaches the fairway as FIR. I record it as a mis-hit. I also record a good ball that's sitting a few feet off the fairway as a hit fairway, using the grint to record it all.

Agreed, when I play with some of my friends that are 15-20's they lose the most strokes with erratic drives. If you're taking penalties off the tee it's really tough to not double or worse.
Definitely the areas with "more desirable demographics" are higher, with that said shitty arse Harris county has very high tax rates. At least in Montgomery County you get something for the high rates.
That's what I'm hoping, but again I might just trim. I always talk big but when it comes down to it I typically waffle in situations like this lol
If this thing goes to 25, I'm out

I've heard different things about summer '27. Nothing concrete yet.
It could but my experience with tears is it won't repair that.
I mean from here, the thought was when shares unlocked it would drop.
So, when do the bears on SpaceX expect this thing to start cratering? Seriously asking, it seems to be holding relatively well today

It’s definitely unique, but it’s also the absolute easiest hunting you can find. I do it because it’s the most convenient for me. But give me the Midwest any day of the week.

LA Fitness isn't bad, just expensive. Gym I go to is along 249 around Tomball, it's a privately owned. Crunch is a chain that's a step above PF. Not sure on Iron City.

Can confirm, I'm about to pull the plug, getting harder to justify it.
I know of one for sure on September 20th.
Carts will be allowed during summer. I'm not sure what months they are going to consider summer though. Also they discount it in December thru February.

At this point I don't think so, the plan eventually is to offer top of the line lodging/resort style accomodations. Looks like Nacodoches would be the closet lodging.
