I live in Maryville and it is great. I can see the mountains from my backyard.

Small town, Dyersburg TN is a place where legends are made lol.

Also I'm moving to North Mississippi soon, gonna live in Southaven, Olive Branch or Hernando, any opinions on which or are they all relatively the same?

In all complete and total honesty, my farm was set ablaze a few years back bc some junkies mobile meth lab blew up next to it.... and I have a lot of guys I grew up with who's only job is to go into old meth labs and clean them out.....BUT it still makes legends dammit!!

Ahh yes, NW TN, and SE MO have really duked it out over the past couple decades to claim the title of "Methiest Place in these here States".

Southaven and OB are nice. Hernando is meh. It depends on what your priorities are. No State income Tax in Tennessee. 5% income tax in Mississippi. Traffic in Southaven can be a dumpster fire because of how fast it grew and piss poor planning. Home prices are generally cheaper in OB than Southaven. Are you working in NE mississippi or commuting to memphis. How much do you value living close to work or are you retiring? Do you have kids or are planning? Collierville public schools are really good. Better than the mississippi public schools. Private schools in TN are better than Mississippi.

I work in Memphis, no family yet, but getting married in the summer. My sister and brother and law are moving to OB due to the general cost of live (housing and general goods), the only place I could afford reasonably in the memphis area is the same distance away from my office as OB would be, but either way it's closer than my commute from Oxford everyday right now.

Bartlett is pretty reasonable, too. Personally, I would vote Southaven over Olive Branch but I like both in regards to Memphis burbs. I prefer Memphis, just cause that's my thing and I still like to get out on the town and don't enjoy paying state taxes and no kids to worry about schooling. Another place you might consider is older parts of Germantown on the edge of Memphis. Still pricey but not outrageous compared to the newer homes. Good luck. I'm in the market looking too but i'm staying inside the 240 loop. I young. I hope the shite hits the fan home prices tank and the stock market gets cheap. I'm young and a buyer.

But... Texas is the South.

There are some nice towns in Texas I’d consider moving to. New Braunfels (not really a town anymore) would top the list. Then Seguin and Fredericksburg. Maybe San Marcos.

If you want to experience a little bit of all four seasons, I can't tell you how many people move here in the Charlotte, NC area from up north that love it. A couple nice suburbs with land to purchase include Matthews, Waxhaw, and Weddington. You're just a couple hours from the beach or mountains, whichever you prefer.

Same could probably be said about the Triangle. I don't go up there often enough to make any specific comments though.
