Marriott Timeshare Hilton Head Island, SC

We have owned two weeks at Marriott’s Sunset Pointe at Shelter Cove since 1991. Our initial cost was $25,000 and pay a yearly maintenance fee, which is now $2600 a year or $1300 per week. The weeks are floating sport weeks that fall within late March to mid June and September to mid November. We can reserve a year and one week ahead, due to fact we owned two weeks, The weeks can be used consecutively, separately or occupy two units in the same week.

My husband passed away last September and I am now ready to sell or turn over to Marriott. Marriott rents these units 2 bedroom condos (sleeps 6 adults) for just under $2000 per week. I am going back one last time for two weeks in May.

Resale’s run $5000 per week. I am asking $7000 for two weeks.

I would create a profile on South Carolina and Clemson's free message board sites and see if anybody could help facilitate the transaction. You may have to contact the mods for each site though prior to posting. There's a few Gamecock sites and one Clemson site that come to mind. If this was Myrtle Beach, Murrells Inlet or Pawleys Island, I could help you.

I just had to run the numbers because I'm a nerd. If you assume the rental rates and maint fees grew at 3% per year, this "investment" literally just went IRR positive last year. $75k spent since 1991, $75k in rental value received. Maybe I don't understand time shares.

If you have a choice, I'd pay the $2600/year. much cheaper than $1300/week.

Her contract is for 2 weeks a year. $1300 x 2 = $2600 a
year.I'm assumming she divided the numbers in case a
potential buyer wanted to split with somebody else.

I'm assuming neither of you were math majors.

I was under the impression that timeshares had been basically done away with years ago...is this still a going concern?

Still around and their sales pitch is as sleazy as ever.

I do have a couple of friends that have purchased them
and have no complaints.

The main problem(lie) with timeshare is resale value. There basically isn't any resale value because timeshare violates the essential element of real estate value: scarcity. The resorts themselves are usually very nice because of the ongoing maintenance fees to the owners. If you purchase timeshare, your return in investment must be measured in memories and quality vacation time spent..not in resale value.

Figuring just off the top of my head, from the #s she quoted, at today's prices, she's saving about $1000 a year by owning instead of renting for 2 weeks. It would take her 25 years to retrieve her initial investment at this rate..not to mention factoring inflation into the $25,000 initial investment.....and people are still buying them?

All true, and even the sales pitch of timeshares will explain that. Obviously, the longer one owns a time share, the more value they receive from the purchase. Marriott is 5 star quality and vacationing with all conveniences of one’s home is very nice. Then add in the amenities of a resort area.

The price I am offering gives a break even after about 5 years and $1400 savings thereafter per year.

Timeshares are still very popular, but usually cost more now that most have gone to point system. Our deed locks us into one resort, for 1-2 week stay: but many owners join an exchange program such as Interval International or RCI. We did that for 22 years and went to resorts all over the world. Of course, there were additional exchange fees per week.

The real advantage is for folks who live within a days drive, love the ocean/beach, golfing, tennis, biking, nature trails, and marina activities. There is something for every one to enjoy at Hilton Head. If my extended family and I lived in the region, I would not be ready to give it up.

Thanks for your condolences. We always expected to move to the South East after retirement. Now that would just make me many many miles from all family.

Thats really hard, and I don't know how you balance being in area that really makes you happy against being around the people that make you happy. I hope you find it though

No doubt and people seem to be comparing your timeshare investment to purchasing a vacation property as opposed to staying in a hotel or renting a house/condo over the course of 20 years where this no ROI at all.
