I grew up in Savannah and Mom still lives there. Blows my mind sleepy little Richmond Hill will be a 7A sized high school next year. When I graduated from Windsor Forest in 1988, RHHS was a single A school.

Wife and I bought 15 acres in Floyd County 13 years ago. Best thing I've ever done. I loves this area and would highly recommend it.

One important piece of advice I will give you is up your land requirement to at least 10 acres. That will qualify you for a conservation exemption on your property taxes; it has to be renewed every 10 years (a formality to be honest) and will lower your taxes by at least a third.

That's crazy Richmond Hill is 7A. I went to Calvary and they were in our division as a 1A school in '90. If I were going up to North Ga I would go somewhere in the Chattanooga area like Ringold or Dalton. It's close to interstates and Chattanooga is a nice city. Otherwise I'd probably look at Jasper. It's getting expensive up in Jasper and Ellijay however.

There's ways around that now, it's a little more complicated but definitely worth the effort if you find a tract you love thats a little under 10 acres or you don't mind jumping through a few hoops to save $ on not buying extra land.

Owners of a tract, lot, or parcel of land that totals less than ten acres will be required by the county tax assessor to submit additional relevant records to prove bona fide conservation use.
