Population growth destroying cool things.

Here's a shitty example of the growth around here. Our last remaining Drive-In movie theater is bout to be replaced with a planned development.

I know, sentimentality, etc... I'm a capitalist, but damn if I haven't seen enough of population growth in this little metro. This is one of three remaining drive-in movie theaters left in Arkansas.



Dallas-based developers plan to level the old 112 Drive-In

This comes one week after this development got its rezoning.

Not caring a bit about an old car dealership going away, but damn they are craming people into every square foot of land in this city.

It happened because not enough people went to the drive in, and the land became more valuable.

From the timing, no doubt the drive in was behind the rezoning.

Well, yes. I understand the economics.

But it's growth pressure. That land was semi rural edge of town stuff 10 years ago.

I get it. I was gone from home for about 10 years and came back and didn't recognize it. Last time I went home in 2020 (about 20 years after leaving now) I spent a day just driving around seeing how things changed.

A lot of it is in state resettlement. People are fleeing the Arkansas Delta in droves and moving to NW Arkansas and Western Arkansas. It is where the jobs are. Add to that out of state people moving in to work in the area and land is vanishing fast up there.

Meh...I've got 2 drive-ins within 30 minutes of me, and we have 9 between Knoxville and Nashville. They've made a resurgence here over the last decade or so.

Fayetteville is striving to be not as car-centric. Can't get much more car centric than a drive-in. It is used a few months a year. Housing will give folks a desperately needed places to live every day of the week

I've lived in DC and outside Chicago and honestly the Fayetteville public transit system is the best (when the University is in session) I've used. It is almost always on time and its paid for by federal grants and local taxes so its free. We won't even get into the redonkulous amount of bike trails in the area.

It is why I advise new students to the U of A to not bring a car their freshman year. They can get anywhere they need too on the bus lines and they won't have to deal with finding a parking spot on campus. After a year in town, then maybe look into getting a car.

It doesn't look like a bad development.

Sorry, that whole line up 112 is about to be full of stuff within the next few years. There's a big biotech office building going up there at the corner of 112 and Van Asche soon. Franky its surprising that area is still open and mostly empty. Sam's Club has been over there for years.

Probably. They're located on some prime real estate here.

I don't think we fully understand how expensive and stupid things are going to get in Northwest Arkansas. Locals have seen consistent growth for decades, and it has been booming again lately. I don't think most people grasp how ridiculous it is going to be the next decade or so. Everything is in demand and getting bid up, and Walmart only has a fraction of their IT workforce here.

That will change this coming decade.

Edit: Recently Habit for Humanity purchased two very small home lots in south Fayetteville in a government subsidized "attainable housing" development. Those lots cost them $75,000 each, because that's the best they could do.

You can't have that much growth in an area that nice to live in without things getting out of hand. It will settle down, eventually, but yeah, if you invested in real estate 30 years ago in NW Arkansas you would be wiping your behind with 100 dollar bills now.

Similar deal with North Alabama. Tons of growth around the Huntsville area.

Decent consolation prize.

Interesting note, today Walmart announced re-shuffling their IT workforce and closing some locations, bringing around 1000 of them to Bentonville. They have around 20,000 tech workers spread out around the country, so yeah...its coming.

And Tyson announced a few weeks back they are bringing about 1500 corporate jobs to Springdale, closing their Chicago and South Dakota offices.

The next couple of years will be stupid, growth-wise.
