As much as everyone liked the former mayor of Bentonville on a personal level - great old guy - many wanted him gone because he was - purposefully or not - holding up new construction

The new lady has released the hounds I think

Bentonville is still by far the most difficult city to develop in

To the NWA living people. Have the yankee/midwestern transplants changed it for the good or bad, in your opinion?

Been here (Fayetteville) since 1989. Certainly bigger, but feels about the same to me with the exception of much more amenities, and more choices. Then again, as long as I feel safe, I'm not bothered by other groups. I'm just going to be who I am, and not worry about every one else. Maybe I don't notice because I don't care

The people I've met have been friendly.

My problem is the crumbling infrastructure in the cities.

Basically any east/west road in Fayetteville, Springdale, Rogers, and Bentonville is an absolute shite show.

It's only going to get worse too.

What they need is some sort of loop that will alleviate some of the traffic on the main city streets.

The fact is NWA is trying to become less car-centric. So the roads will continue to get congested by design, eventually making people live, work and play in a bikeable radius

Fayetteville is actively narrowing roads, others are following

specifically Arkansas but open to the redneck Rivera... Where do you move? In this hypothetical, you will need a nice job.

NW Arkansas, though I'd suggest Siloam Springs. The Redneck Rivera is Hell on Earth during the summer. Not just the heat and humidity, but the traffic. The prices for a home are also outrageous. 500k might get you a shack 20 miles outside of town.

What you do is get a nice place in the NWA, and there are good jobs in that area, and then you take your vacations in the Redneck Rivera.

Fayetteville has the free public transit as their ace in the hole in that regard. Granted, there is the hidden cost of increased taxes to pay for it, but the buses can get you just about anywhere you need to go.

They will, no matter how much they would rather not, have to splash the cash to fix the roads though, but compared to the roads here in the Arkansas delta its like NW Arkansas devotes their entire government budget to road work.

Next census, Springdale and Fayetteville will both easily pass 100,000 people. Rogers will be close. Hell, Bentonville won't be far behind if things keep going how they're going.

A builder I know and another separate guy with one of the top car dealerships in the NWA, both have told me on separate occasions that Benton County and Washington County, just the two, will be a million people by 2025

Don't quote me, but they're not drama queen dudes just running their mouths.

by the numbers and percentages, sort of a weak projection since things are changing so rapidly), here's what "the next census" would show:

Bentonville - 109K

Fayetteville - 108K

Jonesboro - 96k

Springdale - 93K

Rogers - 88k

Conway - 80k (wow, I remember when it was 18k)

Benton - 45k

Centerton - 32k

Bryant - 28k - Centerton will be bigger than Bryant

Prairie Grove - 13k

Cave Springs estimates out at 18k in ten years

Elm Springs is little brother right there

if any of us can buy a plot of dirt in Cave Springs or Elm Springs, gotdang, do it

Cabot is "blowing up" by Central Arkansas standards

So are Greenbrier and Vilonia

anyone saying Benton County is "turning blue" is a fricking liar

Benton County is turning more red, regardless of the random loudmouth super wealthy leftists (a huge minority) who just moved in.

The downtown Bentonville area is ridiculous expensive and all being bought up by trust fund leftist fricktards

The rest of Benton County is being bought by conservatives escaping Minnesota and California and Colorado

absolutely

the new Walmart HQ being off the new exit (87) will help, but yes, we need that new I49 bypass to add another vein heading straight south from Gravette all the way to below exit 60 (Razorback Road)

Hire me. I don't know shite and I'll come in as director and fire every bitch cuck who can't read a road map

The other cities are narrowing roads as well, and those folks are not "leftist"

Is riding a bike for liberals only?
Are conservatives only to allow jacked up trucks converted to run on coal?

It is more about not becoming one big suburb rather than political ideology. Urban planning is much less interesting than you seem to think it is

In case it matters, I can assure you I was not multimillionaire the day I was born, and I don't have any kids. However, if you drive on Emma Avenue east of the tracks, the road is narrower than it used to be on purpose.
