Sorry for the hijack, but we’re contemplating multiple locations for retirement and Farragut is a contender. How do you like living there?
Remove Texas and to hell with the rest of the states in the Union. We can become our own stand-alone country free of the political dynamics that so plague our country today. The writing is on the wall, as we persist as a state within this republic, things are only going to get worse.

If we can't leave (which I know we can't/won't), boot California, New York and Minnesota.

We’re on season 6 now and Carrie is insufferable. I say to my wife every episode: “has there been one episode she’s not crying??”

She may be the most irritating character ever conceived for a tv show.
Definitely Better Call Saul. I liked it just as much as Breaking Bad.

The Shield is top notch as well.
This needs to be screamed from the rooftops. Does anyone actually think democrats care about illegals, or blacks, or homosexuals, or anyone else? They care about power. They use illegals to gain representatives for the house, illegally cast votes, etc. It’s all for power. I need only look at intercity Baltimore, Memphis, Detroit, LA, St. Louis, etc. to see they don’t care about these people. Surely you lefties are not so dumb as to not see this, are you?

Well we’re past the years of having children, but we never tested for Downs or anything like that because we were going to have our children regardless of any challenges they might have.
All of us are, including the vociferous opponents of the pursuit of oil. This is why the policy of pushing “green energy” and renewables never made sense to me. Aside from discarding a lucrative natural resource we have in abundance and making it useless, we need people to need dollars. They need dollars for oil, not windmills. It’s almost like the left hand not knowing what the right hand is doing in government.
Funny, that’s the justification people use for abortion. “I find it cruel to bring a life into this world when they’ll be destitute/have no family/nobody will love them/have to live in Louisiana…etc. it’s not your role to play God. Maybe there is some lesson God wants these folks to learn, or teach their families.
Ask yourself how we’ve managed to rack up ~$40T in debt and we keep rolling along. It’s because of the world’s demand for US Dollars. Why do they continue to demand it? That’s right, they need it for oil. As long as they continue to need dollars, they’ll continue to buy our debt. If oil is denominated in some other currency, our lives and the quality thereof will collapse. All these folks complaining about waging war for oil ought to take a peek at what their lives will look like if the world no longer needs US dollars. They’ll be demanding war for oil faster than you can yell “Nazi!”

Type 1 here, but read Dr. Bernstein’s “Diabetes Solution” book. It will change your life. I’ve had A1Cs in the 4.5 - 4.7 range for the last 22 years after I read his book. It was written for Type 2s but applies to Type 1s.
Anything more unattractive than a manly woman?? I can’t think of anything.
My personal opinion is never buy a home that precludes you from Fully funding your savings goals. Opinions may vary, but that is how we’ve run our finances. Find a home that works for you and allows you to fully fund your retirement and investment accounts.

As far as any credibility I would have, my wife has been a SAHM my entire career and we have still saved sufficient to retire today and never work another day in my life, and I’m only just turned 53.

We live in The Woodlands/Conroe area and I work in downtown Houston. The commute sucks but you can easily meet your family’s needs without dropping $850k on a home.
I hunt down in Venice and most years if we don’t limit out, we’ll get close.
My only goal in 2026 is to not get fired from my job. That’s it. I do not have a great relationship with my boss and I have suffered because of this both emotionally and more financially.

My goal is to fully fund the 401k ($86,000, I believe this year or thereabouts), fund again my Roth and my wife’s Roth, and also fully fund the HSA. We have been doing this now for several years. If I can get through one more year it will allow us to further “feather our nest” and better prepare for retirement.

Money wise we’re good, but we don’t really have a plan for what to do once I’m retired (wife is SAHM). I need to think on that some more. We have two kids still at home but one will be leaving in August for school. Once she’s gone we will have my youngest still at the house entering her sophomore year of HS. The idea is to keep working until she’s out of HS for the benefits and health insurance but I don’t think I can make it that long.
