Running deer dogs on public is standard procedure in most of MS.
Give stand hunters a wide berth unless on a main trail. Help dog hunters find a dog, drag a deer, etc. I've made friends just complementing dogs that ran a deer to me on my place.

Maybe. But the TIC stuff is complicated and takes time. The yahoos i was dealing with couldn't get it together in 45 days.
Also, I prefer being the one in control of the next part of the engame rather than having others with a say.
As far as the OP, the 1031 exchange works well for any real estate to real estate trades, buy-sells, or exchanges. The type of real estate is not relevant as long as it is 'held for investment".

What's the point of betting on something that has already happened? How would this be different than betting on last year's football games?

That is who I used.
The replacement property must also be entitled the exact same way as the relinquished property and my original property was in my name. I had a couple folks interested in being partners in the timberland deal; and I considered using an LLC, but the 1031 rules put the kibosh on that.

Could it also be that people shot better in the 70s and before? I am crediting the sideways gangster grip for the better gunshot survival rates.

Ours is dollar for dollar on the 1st 1% and 50 cents per dollar on the next 5%, for a total of 3.5% if you contribute 6% or more.
Many of us are also grandfathered into a pension that will give 1% per year of service, so mine will be about 15% of my salary for life when I retire. The younger employees that are ineligible for the pension get an additional 2% contributed to their 401k instead.

Mine was that way. I subdivided it during the purchase process such that one parcel was bought through the 1031 exchange and the smaller parcel I purchased cash. That made the smaller parcel eligible for resale without affecting the 1031 deal.
It must be done by a qualified intermediary, but they are not hard to find.

UCLA can easily afford to outspend LSU. But if LSU hits the winners bracket and goes on to play both weekends there is no one Tiger fans can't out drink.

Yep. And of the 3 teams that have never won a title, Arkansas has the best chance to get their 1st CWS championship.

Russia started the war and should have expected a few hard knocks. Ukraine should have hit mainland Russia sooner. Russia will win this, but one question is how much Ukraine will make them pay.

She said that after the war started; so that's NOT how it was kicked off.
Putin started the war because he didnt want Ukraine aligned with NATO. But the fact that he attacked them proved that they needed to be aligned with NATO.
Ukraine isnt innocent either, which is why I wish we dont waste more American dollars or any American lives over those fools.

25% more citizens (plus even more illegals) and inflation has nearly doubled prices. Per capita buying power may not have even increased, much less tripled.

Credit scores are not a measure of overall financial strength/net worth; they are a debt repayment history metric. Folks without current or recent borrowing have lower scores than someone with a substantial debt load and a perfect repayment history. So yea, a debt free multi-millionaire that could repay all your debt 10 times over, may have a lower credit score.

Where his plan falls short is avoiding debt even when used to allow sound investing*. His focus on the smallest debt rather than the highest interest rate is a bit backwards too. It seems more based on psychology than on logic/math.
* ETA - Dave went belly up with debt that funded RE investments that went south, so I do kinda understand his debt-phobia.

My neighbor is a 100% DV, and he is 100% functional and pension plus disability is over 100k. He mows, trims trees, builds docks, fishes, anything a 67 year old in good shape can do. His disability is due to lymphoma. You cant see it by looking but it affects him severely a few times a year. Military docs say if a vet has that, is is presumed to be caused by time in service and the disability is granted.
His life WILL be shortened by it, so why would anyone mad that he recieves a check and lives every day as if it could be his last?

I agree, but he did not let the black men off the hook. He admonished them to take the lead in their families and the community. If black men did this more, the black women could soften up a bit. If they didn't have to provide and protect, they could be more nurturing for the whole family.
But the point remains, the ball is in their court, because society is getting weary of their problems created by their culture.

As a giver, I think it's great because I often can't think of a great gift. The registry takes the thinking out of it and can help avoid duplicate gifts.
