We definitely say fixing to in the Bootheel, I’m right on the northern edge on top of Crowleys Ridge. Cotton, rice, beans, and corn as far as the eye can see in summertime. The Bootheel and Eastern Arkansas are very much Southern. I’d actually say anything south of I44 in Missouri is pretty southern. There are some real strong German Catholic and Lutheran communities once you start getting into the hills around Cape Girardeau and up north towards Ste. Genevieve. Ozarks are much like Appalachia if you still consider that Southern.

My go to beer. They only make light and ice anymore though. It’s a poor man’s Miller Lite, only thing I’ve found cheaper is Hamm’s.

The Econo Lodge in De Funiak Springs, FL followed closely by Downtown Memphis or
Jackson. Vidalia and Waterproof, LA make that look like a walk in the park. Honorable mention for downtown Artesia, MS on a Sunday afternoon. I think we were the only baws in the county when I drove through there.

The dumb felt cowboy hat looking things, and any out of the ordinary glasses frames. If the frames are big and black or big and tortoise shell she’s a dam nut. Even worse is if they’re not prescription. That and a carhart toboggan or beanie is an instant turnoff. Bunch of trash and not in the good way. Where’s the Dolly Parton trashy women at?

When it comes to SEMO especially, Ole Miss and State are closer or right at the same drive time as Columbia is from the Bootheel. Cold, liberal Mizzou or warm, conservative Mississippi State? It was a no brainer for me. However as far as the state goes I-44 south is pretty southern or the Missouri River south. Ozarks are very similar to Middle Tennessee or Northern Arkansas. The Bootheel is a completely different world from the rest of the state and is in line with the Mississippi, Arkansas, and Louisiana delta area where it’s nothing but flat farm ground and cotton, rice, beans and corn are king.

Get a Stihl straight shaft trimmer, properly mix non ethanol fuel, fill fuel tank, hit primer bulb 3-5 times, turn choke on, pull cord 1-2 times, allow to get warm once started, run the piss out of Stihl weed eater. When you are done turn it off and repeat the process again in a week or two. I also recommend taking some needle nose pliers and removing the spark arrestor/mesh screen from the muffler. If you need to restring it pull about 10 arm lengths of .105 trimmer string out of a roll, cut in two, and wrap around the spool the opposite direction you inserted it. Don’t baby a Stihl either, the harder you run it the better it will run.

Had Mullen stayed for 2018 rather than Moorehead coming in, he’d have had a top 3 defense in cfb the following year, with a well seasoned Fitzgerald. If he’d have used him, and the rb’s to their potential, there’s 2 more wins. 10 win team playing in a New Years bowl. Guy blew it. That works at State but not elsewhere.

2005 GMC Sierra 4x4 286,000 miles, and a 1999 Buick Century Custom just getting ready to break 80,000 miles. Got the GMC with 60,000 on it and the Buick with 55,000 on it. They’re like cockroaches, you can’t kill them.

He is not in Mississippi. What area are you in? May just do a quick google search for mobile home buyers/sellers/movers in your area. Dealerships will often times buy used units as well. I've also seen guys on craigslist and marketplace advertise that they are buying mobile homes.

I actually just sold one a couple weeks ago. Facebook marketplace is a good idea to get prices on them, and you would be surprised at how much they are worth if in decent shape. NADA also has a valuation tool but it costs around $40.00 per report. I contacted a gentleman who buys, moves and then resells them. I would look into going that route instead of trying to deal with selling directly to the public. It will save you a big headache going that route. Tip for facebook marketplace is to search for modular home though to get the results you want. Mine was a 2013 14'x70' with 3 beds and 2 baths, I offered it to him for $30,000.00 and he ended up paying me $25,000.00 for it.

That was about in line with what I was thinking. Planning on selling the modular as soon as I close on the property and it will be moved off of the property. Other than if there was specific value given to it on the appraisal, or if I went to the trouble of getting a NADA valuation report, I would think sales price of the modular would indicate the actual fair market value. That would create a scenario like you said to where it could be argued that there is no need to pay capital gains. My only concern was that I was planning on using the sale proceeds of the modular for some remodeling expenses on the house, but wanted to make sure I stuck enough of the money back to pay the potential taxes.

I'd thought about going that route, but I'm looking to get it converted to the 30 year fixed rate sooner than later due to rates starting to creep up. I just don't think I can get the property financed on the secondary market with it having multiple residences. I may be able to get it financed on a more traditional product, but the difference between a 3.00% secondary market rate and 4.00% conventional is substantial over 30 years. Interest savings over time would more than make up for any capital gains paid on the sale of it.

I'm currently under contract on a property that has two residences on it. One is a house that I plan on living in, and the other is a modular home. I'm financing the property temporarily as a commercial investment property to allow for the sale of the modular home, and later convert to a conventional 30 year fixed rate mortgage. My question is how will the sale of the mobile home be taxed in regards to capital gains? From my understanding the gains would be taxed at my normal tax rate due to being short term, but how would the taxable amount be determined?

Subaru Outback, Forester, or Ascent. 25 MPG in the Ascent with the third row or about 32 MPG in the two smaller ones. Run from about 24-45,000 depending on the trim last I looked. Touring model is top of the line. Standard all wheel drive, one of the best crash ratings, and resale values in the industry. Only if you’re a lesbian though.

Strategic targets near every bridge and levee site along the Mississippi and Ohio River. Effectively cuts off north to south and east to west traffic, as well as flooding the entire river deltas. Pipelines and petroleum seem to be a common theme as well. I’m impressed, these guys did their research.
