Congrats man! retooc, just curious was the appraisal of your home accurate? I’ve heard horror stories of Appraisers seriously undervaluing homes thus making it hard for buyers to finance 95-100% of the home. I currently own, but as a first time home owner I’ve never been through the selling process. I’ve put in around $14k in upgrades (granite, flooring, fresh paint, molding, fixtures, hardware, etc.), so I want to get my money out of the home. TIA

The original appraisal was low, not by a ton but enough to frick shite up.
The buyers realtor successfully had one "comp" home removed and the numbers redone and that fixed the problem.
The removed "comp" was a tear down and should not have been on the list.
