On a side note, it's fun how they repackaged the idea of mobile homes as "tiny houses" to Millennials.

Tiny homes aren't the same thing tho. IIRC, the main idea behind them is to build it yourself and repurpose as much as possible. However, I'm not a Millenial.
Trailers are often bigger, many have amenities that are rare in standard homes (cousin has an exec job w/Clayton - it's crazy what some mobile homes have) and obviously you're not building it yourself.
Oddly enough and this is probably what's driving the push for better and more amenities, a lot of people actually prefer mobile homes, especially the over 65 set. It allows them to live in a single level home and there are entire parks set up for older peeps complete with activities and stuff you'd find in assisted living (without the prison like atmosphere) or apts that cater to the older set so they get the freedom and community they like while knowing they have neighbors that will help them and/or check in on them -- some are set up to drive them places too with weekly grocery rides and rides to doctor's appts.

Not really. Most are sold almost complete (or very near), cost much more per square foot than, say, the Clayton homes you mentioned, and are built basically on the beds of utility trailers.

I feel like that would be weighted negatively towards hunting and fishing states too.
Not that the Southeast doesn't have their trash.

Missouri is a boring state period. St. Louis is desperately trying to make its way into Illinois. Your biggest city is named for a state in which you hate KANSAS City. SEC deserves better.

So they're basically turnkey? Are they like overpriced modular homes just marketed differentl or are they something elsey? Like I said, I'm not a Millenial but I don't get that -- not when you 1. get some really good amenities w/mobile homes and 2. you can redo the whole thing. Put a nice facade on one and you'd never guess it was trailer AND you can expand. I've seen a few that look nothing like trailers and all was done relatively cheaply.
If you're on a budget and don't live in tornado or hurricane alley that seems like a good option. You get all you need and when you get enough cash you can expand on the cheap. And even if you do I can see reasons for getting one.
Then there's modular homes (think that's what they're called) which are basically kit homes that you can tweak if that's your ting and you can get them pretty tiny, if that's your desire, and have a crew come out and build them. They are real houses, especially given that all home designs are repeated a bazillion times and they can scale to your budget and building know-how. I really don't understand why they haven't become trendy.
TBH, I'm a snob when it comes to aesthetics but I'm not blind to the fact that a lot of people have tight budgets or the fact that you can easily expand with both options. If you're smart you and a little bit creative you can also build a great looking home.
