Northwest Arkansas population (Washington County and Benton County only)

2018 estimates for only the two main counties, Washington and Benton, were 509K
I talked to a mover/shaker builder at happy hour (with a real estate wife) and he said something I'm not sure I believe, but I also don't think he would create out of the thin air
He said he thinks we (those same two counties) will be a million by 2025
what?
Okay, 2019 estimates might be 530K? And the 2020 census might move that to 560K?
How does that get us to a million by 2025?
I don't want a million and neither does anyone else I know. We don't want 750K, much less a million.
I do know folks from California and et cetera are moving in like refugees

I like the area. If I had the opportunity to pick a spot and move, NWA would be high in the list.
But proximity to family means a lot to me and that would put me far away from my or my wife’s families.

Our Democrat Governor insured we were the only state last year to lose jobs while the parasite class continues to grow.
I have two houses for sale. Once I sell the first, I’ll be working on a multistate pharmacy license in Arkansas, Texas, Colorado, Wyoming, Montana and Alaska.
I’m ready to GTFO of this shite hole state.

It is still a mostly kept secret but more and more people are discovering that NW Arkansas has a good economy and low living costs.
I grant you, the cost of living is a lot higher than it used to be, but compared to someplace like California buying a home in NW Arkansas has to seem like a dream come true.
Also while the area outside of Fayetteville is solidly Republican its laid back and friendly even to dyed in the wool super Liberals.
When you add in that even Fayetteville is considered business friendly by the standards of a lot of states (not by NW Arkansas standards I grant you) than the area seems like a perfect place to move for a lot of folks.
I could see the population hitting a million by 2050. The terrain will slow down growth a bit but the times they are a changing.

The person who told you it would be a million is just plain stupid. Does his first name start with a B? Sounds like a homebuilder I know....
It probably will be around 580,000 though. 600,000 would require an uptick in the current growth rate.
Walmart is becoming Amazon, except they have a distinct advantage over Amazon on quick shipping----a network of Supercenters nationwide which are increasingly serving as warehouse and drop-ship locations for Walmart.com. There are alarm bells for Amazon lately, as they try to deliver same-day and next-day shipping more frequently, and it costs them a lot. They simply do not have the infrastructure for it.
If Tyson Foods were to pull up stakes and leave Springdale for Austin, they'd immediately be the largest company in Austin. Ponder that...
I honestly would not be shocked to see Walmart acquire Fed-Ex at some point. They'd leave it in Memphis, though.
I wish it would stop, but it will probably accelerate.

Mississippi has also lost population for several years in a row, according to Census estimates.

In the past two years, I have met a half-dozen former New Orleanians who now live in Fayetteville-proper. Watch a baseball series at Baum and you'll see there are plenty of y'all around here already.
Texans and Californians seem to be here in huge numbers. Used to be heavy on the upper-midwest, but Californians are everywhere now. Some of it has to do with Walmart aggressively recruiting the best talent from the coasts.

Medical cannabis isn't a draw. Most places have it now, just not in the Deep South.
We were early adopters (for the South) passing it in the 2016 election, but our stupid legislature held it up for a year and half.
Recreational would probably be a draw, for a short while anyway. I believe we are voting on that this Fall, unless our GOP state government pulls some sort of hijinx to keep it off the ballot.
