Atlanta home buying

It’s a terrible time to buy, but we’re moving back to Atlanta and need advice. Realtors are just out for a quick buck, wanted to info gather before calling one.

We can live anywhere from Cobb and Gwinnet county, up to Forsyth. Office is in Marietta but I’ll also be working east of Norcross.

Any advice? Anything I should know? Peachtree corners would be ideal but it’s too expensive.

As a buyer, you don't pay them anyway. Make them work for you.

As a buyer right now you do pay the fees. Everything is negotiable and it’s a way to get the hiuse

I live very close to downtown Smyrna about 5 miles west of the Battery and really like the area. Alot of redevelopment going on since the Braves moved into the area.

If your office is in Marietta, do not live in Gwinnet or you'll hate life due to traffic unless you're remote.

I much prefer the northwest side (Smyrna, Marietta, Kennesaw) than the northeast side up 85 (Duluth etc). Woodstock seems to be pretty popular as I know several people who moved up that way recently. Just too far from the city for me.

Thank you. This was great to read. I’ve been away from Atlanta for 12 years and now back. When I was here before it was single in Buckhead.

Good luck to you. I'm house hunting in NW Arkansas at the moment and prices have gone through the roof. I can only imagine what sort of feeding frenzy the Atlanta home market looks like right now.

I am far from an expert on Atlanta but I would agree that you should try to buy close to your work if you can. Every time I've been through Atlanta the traffic has been a huge pain in the behind, you don't want deal with that day after day.

As an ATLien only adice I would say is to buy as close as you can afford to buy to where you work. It’s a shite show if you don’t. You’ll spend your life in your automobile

Good advice. Sounds like you don’t need Atlanta real estate info, you need Atlanta ‘metro area’ real estate info. Would avoid ITP given your work situation. Smyrna and/or Vinings area should be good bets.

Yes. Thank you all for the replies. It’s such a lot to take on need to pick a city, then a neighbor with kids my son’s age, and a good school district.

Without knowing your budget, the southern part of peachtree corners and Doraville are still pretty affordable. Anything directly in between Marietta and peachtree corners are less budget friendly

Can confirm. Trying to find a house somewhere in this zone since it’s fantastic for our work commute, but the usually high prices are even higher right now.

The market is an absolute war zone right now. I used to live in Smyrna a mile up spring road from the Battery and I like to use that house’s Zestimate as my thermometer… Dude who rented it to me is about to cash in a pretty penny in less than 5 years

My parents moved to Marietta in 2017 and bought new construction east of Sprayberry HS. Houses in their neighborhood are now selling for 50% more and are selling within a couple days of being listed.

Glad I bought in 2018 and missed all the craziness.

I'm down in Brookhaven now and the for sale signs go up one day, and then the next day the "under contract" sign is perched on top.


Still renting, so I'm getting my arse blasted sideways. I just sit back and watch everyone else raking in the dough

We were renting in Vinings, then the city announced The Battery was being built. That was the kick we needed to move and buy. We’re Brookhaven adjacent (Chamblee) but the public school we’re zoned for isn’t even decent. So we have a couple years to move to a better school zone, or pony up for private school.

We live in Buford about a mile from the Mall of Georgia and my office is in Norcross/Peachtree Corners. It takes me about 35 min to get to work from my house.

Over the past year or year and a half our house value has gone up about 35%. Really tempting to sell but then we’d have to buy again. It’s crazy.

Alpharetta is somewhat in between Marietta and Norcross. It really depends on how much time you’d be spending at either office.

I live in the Lilburn area and like it. Good schools if you have kids or a planning any. It's close to Norcross but it would not be fun to drive to Marietta every morning.

So the price jump is that recent? Last time I was in Atlanta, people talked about the reason for low home prices is because there were hundreds of home construction companies constantly building.

My office is near Sprayberry, that is one ugly High School.
