For a place to live in, is it really any better than Bee Cave, Lakeway and similar parts of town?

If you want proximity to Austin and amazing views of downtown then sure.
Personally I would rather live in Lakeway from your choices. Decent breweries and restaurants and still a short enough drive if you want to deal with the city mouthbreathers.
