Southwind (Little Rock/Hattiesburg) bought it for $3.8 million in 2011 and renovation cost another $16 million in 2012
Just sold it for $31 million

Born and raised in Hot Springs. Was at the Arlington recently and it’s in dire need of renovation.

The Arlington Hotel situation is analagous to CMA & the basketball team: The progress is slow but it is surely coming and we should all take comfort in knowing that better things await us in the days ahead.

My wife met one of the buyers who was from Hattiesburg back when they first purchased it. She was excited then because she heard he was from MS, and she thought we were getting a Graduate. That guy knew and was friends with the people who own the Graduate chain, though... and now he's up and sold it to them... and my wife is finally getting her Graduate on the square.

The Arlington is old and it definitely needs work but I still love that old broad and would gladly stay there anytime. There's just a vibe to it I dig.

It is a neat place. My wife and I had our wedding there many years ago and a buddy of mine still valet parks cars there after we left the You of A back in the 80’s. Maybe this new owner will turn it around but there’s a ton of money that will need to be spent. We’ve kind of phased out most of our Bar meeting activities away from the Arlington and over to the Convention Center these past few years. Hopefully the Arlington will get improved and it would be nice if they did something with the Park and Velda Rose too as they were decent hotels at one time.
If I’m actually going to stay at a hotel in Hot Springs I’m staying at the Embassy Suites. Maybe the hotel at Oaklawn will be nice once they get it built as part of the casino project.

That is a really nice return on your investment.
As to the Arlington... I think it would be a good property to take on and rebuild.
Yes, it will need some work... but you can get it cheap because of that. Build it up, turn it around, and you have a prime real estate property you can sell.

I live in Hot Springs and am very familiar with the Arlington. They keep the lobby area and dining places pretty nice, but the infrastructure needs a lot of work. I've been all over that place.
I hope someone comes along that puts the money into fixing things. With Oaklawn preparing to build a casino, it could turn into something great. It would be sad to see it torn down.

The problem with the Arlington, is that you cant fix it without the city's historical society stonewalling every step of the way.

I imagine the Arlington is similar to the Crescent or Basin Park in Eureka Springs. Without some crazy renovations, which I'm not sure are even feasible due to the cost, the rooms are always going to be cramped and outdated. It's basically putting lipstick on a pig, because the design of the hotels are just from a different era when people expected different things. You'd have to rip out interior walls and almost recreate the rooms and bathrooms to update them.

I stayed here recently and was blown away by the transformation of the place after doing a historic tour.

Of course, it took casino money to make it happen. The hotels are related in both being historic railroad era built. Also, forgot the story of the owner of the French lick place being killed at the Arlington back in the day, might have been gangster related. Oaklawn ownership buying the Arlington is probably its only hope for a good renovations unless Alice Walton would be into it.

I'm not certain about what the historical society can control, other than the outside appearance of the building. My wife owned a business downtown and had to get approval for signs, paint colors, etc., but she could do whatever she wanted inside.
The Arlington is on the National Register Of Historic Places, so they have always done that. The Arlington's biggest problem has come from the City of Hot Springs Code Compliance Department. The wiring, plumbing, HVAC, crumbling walls, fricked up windows, and fire code requirements are out of compliance. The city threatened to shut it down, and is probably justified.
The current owners don't want to invest the money.
