I think so. I don't like dance clubs on Dickson.

I'll see if I can find the Dickson theater listing. The lot has potential. I can't believe they want that price for 36 Club / AquaFire. Insanity.

I envision Dickson and the Square becoming closer with more rot iron and balconies if I had some say in it.

Just move the Arts north and let Fayetteville build that intimate college feel. Fayetteville is special and I want to keep her that way with good growth. I get mad at the the hippies for all their tree regulations with building codes but I truly don't mind it.. hush, ha.

This sounds good. East Ave between Dickson and square has a good vibe. Just more 2-3 story traditional infill would be nice, but will you ever be able to make a proforma work with those parameters.

Its just about gotten where its necessary to add residential to any building downtown, just to help the numbers work. The sweet spot is max 5 stories so you don't have to use steel. The Dickson and Legacy both fricked their proformas by paying too much for the land, and then having to use steel going up 8 to 9 floors.

Sun, with a few of the Waltons moving in and buying up some Emma Ave stuff, will they ever do something similar in Fayetteville? There are some streets downtown with wonderful potential which are being under-used.

Probably not at this time. It's a spotty but hot market in NWA at the moment because of all the development and population increase.

In all truth.. I'm not sure how I truly feel about Dickson Street at the moment for long term gain. I'd love to do my bar on the strip or close by to bring energy and history alive in the bar scene.

Did you see these new ones going up across the street from the Jr. High off MLK?

In truth.. Probably not as it's just too cheap to them without the emotional attachment as well.

However, never say never but if I'm betting those are my two cents.

Yeah, same reason Springdale seems a random place. Those buildings were relatively cheap, but I just dont' see it.

A bar on Spring or even another one on Block Ave could really set the tone. The Colliers guy has expressed the desire for retail and parking garage at Dickson and Block which we recently purchased. Even a good bar on Mountain, like where Loafin Joe's is or where Uncle Gaylord's was, would be kinda cool. Stumbling distance, but far enough from the action to feel more like a neighborhood pub.

Here's a million dollar idea. Find some way to get the owners of the Mill building to separate off the front portion of that lot which faces School Ave. Build out that whole strip like Dickson. The parking in the rear is already there. That area is about to have a nice vibe anyway. That would be Dickson 2.0.

These folks are building modern homes and 3 story apt buildings just north of the mill.

The real estate deals are in south Fayetteville. Even if you just bought the restaurant supply building that sits over by Greenhouse Grill, a high end bar would be really hip down there. Greenhouse Grill ain't cheap and they make enough bank to back the new Wood Stone pizza place.

What did y'all purchase? A little confused.

Now the area you're speaking about it spot on. That is why I love the Hotel Monteleone (NOLA). It's close enough to see the action it but far enough for a little walk.

I'll have to check out the area when I am back home next. I haven't tested the vibe over by Mill building. I am listening to what you are saying though.

I've read about these and curious to see how they do back home.. This has WeHo (West Hollywood) written all over it. I'm taking a waiting approach.

I'll let you in on a little secret. The 3 bedroom renderings I posted above is one of mine.

We are also building multiple of these very close to campus now too.



I'm waiting on HUD to secure a land deal and then I'm building these..

Mel bought the corner of Block & Dickson.

Check out the mill area. Lots happening. The lot the mill sits on is large and needs the front developed. There are also a few old service stations down there, an old Napa, a few good possibilities for scrape and build. Its about five years from really kicking in hard, but that's the next "downtown" as far as real estate goes.

Also, there are 5 new apartment/student housing complexes set to start soon.

Along the lines of Cardinal, University House, Frisco layout.

One is actually going in beside the Cardinal. Not sure how they're going to pull that off. I know one group who has been trying to purchase the large lot of land across from the new Casey's on Wedington, but the lady wants too much money.

I also do things and stuff with money and talk to people with money about money things. I acquire assets and drink moderately expensive beverages and I've adopted a money laugh. I've been thinking about purchasing things and becoming a pioneer of the new age. One day I'll be known for stuff and everything.
