love the gulf coast! always have, always will. i actually remember when destin was a beautiful little fishing town with a great restaurant, Captain Dave's. my uncle loved that place as did the rest of us. i also remember when the high tide would cover the beach in pc beach. it came all the way to the sea wall behind the mom n pop motels. as old and decrepit as i am now, i still dream of living on the gulf.
but like y'all have stated, that drive, sheesh. ive decided if i get to go back for another visit, i'm taking the scenic route, getting off i59 at gadsden and taking 431

You wouldn’t recognize PCB these days, especially the west end towards 30A.
The cottages are getting knocked down and replaced with $10m mansions.
It’s wild because you have trailers right by US98, then mid size homes going for $700k with no view and anything by the water has basically doubled in the last 2 years.
Probably won’t last but it’s a gold rush right now.

I dont see that area below Alabaster getting widened very soon. There are so many bridges in that stretch, it will be super expensive. Saturdays is the change over day. Traffic can get very heavy in the Bham area on Sat mornings.
The good news is, many of them are paying our gas tax.
Its even more expensive in FL.

I live on the Eastern Shore and work in Pascagoula & I-10 is a shitshow the past few weeks, took me 2 hours and 4 wrecks to get home the other day… 0 of the vehicles involved had AL tags…

If you already have beach property there and want to sell it's a gold rush. Otherwise, it's hard for the average guy to afford anymore. Even before covid the market was appreciating fast. The new airport is driving a lot of that. And since covid, as you mention, it's just gotten crazy. Like most folks, I thought the real estate market, especially the secondary/vacation home market would severely depreciate but instead it just went crazy.
Seems all those northerners and midwest folks that rail on about the South want to move here, especially along the coast, and will pay a lot of money to do it.

I’m just doubtful that the type of people who rent $10M homes for a vacation want to do that in PCB and frankly I’d prefer they didn’t.
If I wanted to hang out with them I’d go to West Palm or Naples. Hell they don’t even want to be around each other so they split time between NY and FL.
I think the reality is 30A is built out and all that’s available for the mega mansions are knocking down the smaller homes with a view from Laguna Beach where the high rises end to Sunnyside.
