The boundary line map shows both sides of the street if it pulled up the correct parcel owner.

I think you nailed it. Road frontage figure matches pretty closely too. Why don't real estate agents just post the damn parcel when they are trying to sell land?

Good question. It weirdly seems to show up in almost ever house listing I see, but for land only, it's a fricking blind dart throw as to whether you'll find one or not.

When you put the flood layer on qpub, there's only about 3 acres of farmable land outside of flood plain, and that's assuming firebreaks from the timber, and a timber buffer from the road to conceal the crops. But it's a good looking fishing creek and very wildlifey for game (deer, coons, alligator, turtle, snake, turkey, swamp rabbit).

It could be a great miniature hunt camp until the day comes when an actual deadly virus comes, then it becomes a full time homestead. Google says it's only 4 hours from my house in Gwinnalton.

Small game in Feb. Saw deer sign everywhere. Couldnt find a squirrel or rabbit to save my life. Redlands near the dove fields. All FS rds closed so couldn't drive to some spots I wanted to. But it was great time alone in the woods.

Rabbit are tough without dogs, best bet is in a food plot in the evening after a rain. They'll be in the fields thick then. Squirrels dont come down much if the weathers shitty. They're too paranoid of something coming to get em, if the wind is blowing hard or its rainy out they stay in the tree. If it's nice out get in a hardwood ridge and sit by a tree and wait em out. They should come out 10-15min after the woods settle down. Remember where you saw the deer sign at in February and it should be a good spot in early season, then again in late season. Public land is tough though, if you enjoy it and want better hunting look at getting into a club or if funds allow it lease a smaller place for yourself.

As an agent, you can only publish what the seller has. If they have a survey it's no problem to use it. If they don't have one then what are they to do?

Meansonny, what can you pull on the title history of [redacted] in Athens? qpublic shows me the current owners, whom I have no interest in. I'm trying to find the whole chain since the 1930's. Is that available online or do I have to pay someone for an abstraction?


Eta- I had a qpub link bookmarked that I used to use to see who was buying and selling around my neighborhood and other details, but I am getting a 404 error now. Is there a new and improved qpub gis tool for map seaching property details?

I used to have an account with GSCCCA.

Unfortunately, Clarke County doesn't participate in a search by property feature.

So what you do is search for warranty deeds from the current owner. Find the previous seller. Then search for warranty deeds of the seller. Find the previous seller to them. Then search for warranty deeds again. That will give you the sales history for any county (even if they don't participate in the search by address).
I haven't used the site in about 13-14 years. I think they will give you limited searches for free if you like.

Thanks. I signed up for that one. What I have found is that all of Clarke County only has 5 warranty deeds for anyone with this same last name, since 1988 (and doesn't even include the one I'm searching for). And it's a relatively common last name. Makes me think this database is extremely incomplete.

By " smaller " I was talking about 100ish acres but 31 is a great start. Depending on his its laid out 31 can feel/hunt like 100.. can also go the other way too. Good luck though, having a slice of heaven in the middle of nowhere is a great getaway.

You only need to find the 1 warranty deed when they purchased your subject property. Then your search changes to warranty deeds from that prior owner.

I presume that you didn't find a warranty deed for the address that you are searching? I saw it was joint owner. You can search quitclaims. Maybe it was purchased by a family member who willed or quit claimed it to another party (the current owner).

I used to search security deeds to find any prior financing and possible liens.
