Well...you CAN if you never plan on selling the house. I’m not 100% on this but remember when we finished our basement that this can be a big deal if you’re adding finished sq feet. Also..

Do you think a buyer’s building inspector is going to wonder who ran the electric in all of this square footage that isn’t on any of the tax docs?

Do you think a mortgage lender is going to factor in that phantom sq/ft into the value so rigs eager buyer can get their loan to value right?

Hell...I don’t even think an agent can use that additional footage in their listing or comps if it doesn’t match the tax info.

For something that big you want it to be legit so you can have the additional sq/ft recognized and can get the benefit of it when you sell. If you don’t and IIRC you can run into all kinds of trouble down the road. You only get one shot to do it right.

I guess I’m abt to find out. I “moved a wall” and a light fixture and a a/c duct for my mud room I had done but then decided to sell. The appraiser yesterday measured the room and added it to the house. All I did was just partition a part of my garage to make my laundry room bigger.

If you just remodeled existing space and didn’t change the sq/ft then it shouldn’t matter. But if you finish off a large space it’s my understanding it can lead to issues if the footage doesn’t match the tax records.

I mean I partitioned more of my garage to make my entry into the house larger. The space was there in the garage but it’s now inside the house. Nothing structural was done

You can totally market it with the additional square footage. However, there will always be a chance that the taxing authority identifies the discrepancy and requires you to retroactively get it permitted. Meaning you will have to do the work over so that inspectors can review everything.

We almost bought a house that had an additional bedroom but backed out when we found it was unpermitted. The next week, the house went under contract at asking price. Some people don’t care if it is unpermitted - I think if it is done well (I.e. not on a shoestring budget) and doesn’t have a structural element, lots of buyers will look past it.

I am the antithesis of a union: an independent mechanical contractor. We are governed by the Secretary of State’s office. The insurance requirements alone drive my overhead through the roof but are there to protect consumers from illegitimate contractors. If you let one of these clowns on your property and they break their leg, you are personally liable for all their medical expenses. And then some. But they get a lot of work because their bids are lower and thrifty consumers tend to make uninformed decisions solely based on price.
Hell, a good friend of mine built an addition on his home recently and his GC used some illegal, uninsured hvac guys that were cheaper than me so his wife could get more kitchen. His addition has already flooded and has never worked properly. He asked me to come look at it and I laughed. Friends are friends and business is business. Think of a contractor like a chef: someone else did the shopping and fricked up the dinner and now I’m supposed to somehow make it taste good? AND the budgeted money for this phase of the construction has already been spent. Not my problem. I told him to call Pancho and Lefty back.

While this seems correct, but any time they can get an excuse to raise your taxes they will.
