OT- Finishing a Basement Room

Educate me. I know I think I have it all figured out, I know everything, but I also know it's best to get other opinions and perspectives, even if they are inferior.

The room is about 20x20 with two concrete walls and two studded walls. Ceiling is already insulated, held up by wire, just needs drywall, flooring, two doors, light fixture, and finishing.

Need some ductwork for supply and return. ETA ductwork not needed, existing ductwork is there, just need a vent dropped off of it. Plenty of room between ceiling framing and the floor above. Overall HVAC upgrade already budgeted for whole house to take into account this additional sqftx. Out of scope for this project.

Need three electrical outlets placed around the room. Breaker box is on same level, horizontal runs only, about 35 ft.

THinking laminate hardwood floors for low cost.

In real estate listing terms, this would be either a ManCave or "Teen Suite". This is the room some of you may remember that walks out onto the underdeck that Jefferson suggested I install a fish cleaning station upon.

What's this going to run me if I pay someone else to do 100% of the work, and what am I not thinking about?

It's the room behind the door and windows of the bottom level of this deck.

You gonna leave the concrete walls as is? I would pay someone to properly seal and drywall over those. Nothing ruins the ambience of a room like a couple concrete block walls.

No. I want it framed out from the concrete with 2x4's and drywalled over.

Also of note, there needs to be an access hatch in the ceiling by one of the walls to access the gas line and shutoff valve for the gas fireplace directly above.

Also, there is already supply ducting in the ceiling which feeds the room above, just need a vent cut out of it. No return. Do I need a return? OP updated.

Also, I forgot there is a light fixture already mounted in the ceiling in the center, so no new wiring there either.

I would put way more outlets in the room. You should have at least 2 on each wall and 3 on the entertainment system wall. I would go with the floating hardwood floors too.

You should do it yourself. Everything but mudding/finishing the drywall.

If you pay someone, I’m guessing in the $12,000-$14,000 range for labor and materials.... for a job that will take about 6-8 days of work

Should take 6-8 days of work but you’ll probly be looking at over a month if you find some sorry arse remodel guy like I did for my mud room addition. And I was also going to say around the $12k mark but you’re in Gwinnett so it may be even higher.

That’s just not acceptable.

Doing it myself in 8 days means I take 8 pto days? Thats worth alot.

Brace yourself - you're going to get quotes likely in excess of $10k. I priced out materials on a similar job at my old house, and it was around $10k (included exterior windows and doors, so you can discount some).

Also it would take a skilled tradesman about a week. You would not be able to do it in 8 days on your own unless you had some skilled assistance.

40 hours for a skilled tradesman at 100/hr is 4000.

There’s only $1000 in material here.

Throw in $500 for a helper.

Mark up on material and helper another 1000.

$6500 is what I’m seeing here.

Unless you buried a dismembered hooker under the concrete, no basement room is really "finished".

Contract the drywall finishing, and do the rest yourself. You will need a return on the HVAC unit, and you'll want more than one vent, trust me on that. I'd Drylok the walls first thing.
