Atlanta has turned blue. Not the state. I have a feeling you will see a bigger turnout this election. We'll see. Conservatives got lackadaisical last election. There has been a huge influx of northerners coming down here and they brought their liberal politics with them.
The liberals are very well organized. I get text messages, e-mails etc from them all the time and don't ever hear from conservatives.

It is the principal city of the much larger Atlanta metropolitan area, the core of which includes Cobb, Clayton and Gwinnett counties, in addition to Fulton and DeKalb.

Will be moving either back to the panhandle, or over to the Savannah area here in the next couple years

My current company has a building in midtown and we’re not renewing our lease this year. I believe the building just sold for half the amount it garnered the last time it was purchased

Happening to a lot of cities that have priced themselves out the market while also over building. In San Franciso and San Jose companies started forcing workers to start coming into the office even though they lose a big amount of productivity in doing so. Why? Because companies had either purchased, built, or signed long term rental agreements to big offices and it made them look bad to have practically abandoned buildings.

Big cities are starting to hollow themselves out. People would rather live and work in the suburbs. The cities that have thrown their hands up and started tearing down office building and putting up more affordable housing are the ones that are doing well at the moment.

A lot of people think it is great, hence they keep moving here. Objectively, I think it has some unique characteristics but is ultimately a mixed bag. Most cities are.

For the SEC-type, I don't think there are a bunch of objectively better cities than the Atlanta metro. I'd entertain all sorts of arguments for competition, but I don't think they're terribly clear cut. And that's why you have kids from the entire footprint moving here every year, with lots of them staying.

It's going to be cyclical. Pre-2020 COVID and riots, in town Atlanta was humming along with growth. And a lot of it is still advancing just fine. You did see a mass migration to the burbs of 20s and 30s family minded folks who probably were very hesitant to make those moves pre-2020.

The problem with affordable housing in Atlanta is that even if new and well located it won't stay decent for long. The modern young professional apartment housing being thrown up throughout intown and the suburbs is banking on high rents to keep it nice, but anyone who is from here knows how this is likely to end. The developers don't care, because it's lucrative. Even when MFH (both as a sector and specific properties as they age) takes a dive, owners can still make money.
