Take it easy, I know Vandy and Tennessee might be soft but I do love that state, and Georgia to. Just need to move the SEC champ. from Atlanta to a neutral site in the Florida Panhandle. No home field for Georgia any longer, and we can all celebrate along the GOA

It’s a good time, it really is. But it’s no longer gods country any longer, or the gulf coast. Music City is changing quickly and we are about to have another Austin on our hands.

Every city has their ghettos. I'm STL>KC transplant. KC is awesome, modest growth, great downtown and neighborhoods through the core of the city. Spent tons of time in both ATL and Nashville over the years, both lovely cities, though Nashville IMO has lost some character with all of the growth/change (went to CMA's all through the 2000's and just had a different/better vibe 10+ years ago vs. now IMO). If I were to compare say Dallas and ATL, I go ATL all day. Dallas just to me is a huge beige suburb. ATL gives more "city" vibes with some amazing neighborhoods. STL is in deep shite. Burbs are fine, but the city is dying with some estimates indicating the city has lost 30k people since 2020. A city that once has over 850k people is now down to 270k...that is actually insane, and until they change their policies, it will continue to hollow out.

I was in Nashville Saturday, it's actually sad that they do not have better support for that program.

Mind you the population peak was in the 1950's, but imagine a city of 62 square miles populated with 850k people nearly 14k/sq mile density (this would be top five most "dense" in the US today), dropping to 4.3k/sq mile over 70 years...nearly 10,000 less people per square mile is devastating.
The why = high crime, shite schools, interstates wiped out large chunks of the city which led to rapid suburbanization for greener pastures, rust belt/heavy manufacturing had a rather rapid death, all of which exasperated the crime and shite schools due to the collapsing tax base. These factors, along with M&A consolidations in the business world then led to a reduction in fortune 500 HQ's from 23 in 1980 to just 7 today. Without a strong and growing corporate presence, there is not really much to bring people back in to the city.
The suburbs are fine with some really amazing old money areas and some fine suburbs, but as a whole the STL region is a flat/no growth region of nearly 3MM people. Wish there way to get more folks back in to the city, the neighborhoods and architecture some of the best you'll find outside the east coast, but just don't see it happening any time soon.
