Franklin, TN is one of the most charming and beautiful downtowns in the country

Hendersonville does not compare; but it is not "run down" or a dump

Did you go to school there? I’ve basically heard the opposite of this.

Taylor Swift went to Hendersonville High School when she moved from Pennsylvania to Nashville. I'm sure her momager wouldn't have put her in a shite school.

I used to do a lot of business in Nashville and was in a Williamson County BNI group - we met at the YMCA in Brentwood at 7.30 AM on Wednesday mornings

I live in Birmingham - sometimes I would head to Nashville real early, like get on the road at roughly 5 am

it was absolutely horrible if I was running just 10 minutes late getting out the door (this was in '07 & '08)

traffic would just come to a standstill about 4 or 5 miles into Williamson County on I 65

the path from Murphreesboro to in town on I 24 was almost always horrible as wll

plus, the interstate north of town is a hot mess - I do outside sales and am really good with directions; but it is really easy to get stuck going the wrong way if you don't pay close attention

my mom is from Nashville and I have a lot of family up there

people here in Birmingham used to (and still do sometimes) tell me that Bham is "just as big as Nashville" and that traffic is "just as bad"

yeah - Atlanta is absolutely worse, but Nashville is continues to work on catching up...

all I can do is shake my head and laugh...

Her brother did, after she got really rich, and she shot a video there while he was in school. But she went to Hendersonville HS until she started touring full time and did homeschool.

And yes, I had to look that up to verify. I didn't know it off of the top of my head. My point was simply that her record label wouldn't have had her relocate and then recommend someplace with shitty schools for her to live as the other guy suggested.

Look in Spring Hill/Thompson Station

this is a really good suggestion

So I've done a little research, and it seems neither of these city's officials could foresee the type of growth they've been getting because people there are concerned about the lack of traffic lights, lower costs leading to increase of crime, and in TC in particularly, city leadership that is "lazy" and "short-sighted."

I haven't been through either in several years. I just don't have a feel for what's bullshite and what's just somebody online griping because they have a shitty commute.

Find a way to buy a house in Brentwood or Green Hills if you can

Pay the PMI

If not, buy in Galliton or Columbia and deal with the commute

Nashville is awesome

I'm actually jealous of you

If you are working downtown, looking at a 400k house, and want to do public schools, you are looking at a crappy commute. Period.

Even if you found something for 400k in Green Hills or Belle Meade, the schools are shitty starting in middle school (which starts in 5th grade here, btw). Yes, there are some good magnet schools, but you have to luck up to get into those.

Welcome to the new ATL.

Too bad about the north disqualifier. Some areas up around Whites Creek are nice, scenic, country and affordable.

Nashville has almost 200,000 more residents than Atlanta.
Hard to believe right ?

I don't even have to click the link

Atlanta is under half a million in the city limits, maybe even close to 450K

Don't know what Nashville is, but assuming you are correct, that places it at jut under 700K

2 things

1 - Davidson County and Nash ille merged into 1 municipality about a decade ago (much like Jacksonville, FL and Duval County)

2 - metro Atlanta is around 6 million, metro Nashville is just over 2.5 million (may be closer to 3 million now)

So that statement and stat is highly misleading

Nashville is roughly half the size of Atlanta and Bham is just under half the size of Nashville

That is really, really far. You'll be looking at 75 minute + one-way commute on a daily basis.

He wouldn't be living in it and/or enjoying it. Once work shuts down (say 5:00 PM), he's looking at getting home close to 7:00 PM. Do you wanna see your kids grow up? Buy closer. Schools are okay until middle/high school. Private school would only be an option for 4-7 years and I'm sure there are some more affordable private options in town.

I hope you enjoy bachelorette parties. Be sure to WOOOO girl proof your front yard with a few bear traps and barbed wire.

Good luck in your search.

I used to live in Hendersonville from 2006-2013. With that type of budget and where your office is located I would say look toward south of Franklin. Anywhere you get in the suburbs and driving into downtown will be a mess.

The options I can give are pretty much what people have been saying. Spring Hill, Thompson's Station, Mt Juliet and Hendersonville would be your best bets. If your office is going to be in Franklin/Brentwood I would for sure say Spring Hill/Thompson's Station. A buddy of mine has a house in Thompson's Station and he paid around $400k and it is very nice. He also works in the Brentwood/Franklin area. You could also look at Cool Springs near Brentwood.
