Close to Olathe on the KS side you have Olathe of course. South Overland Park is ok. Lenexa is nice.

On the MO side Lee's Summit is not too far. Raymore/Belton is an area really growing also.
If you choose to live in the northland (you will hear that phrase when you move here)Parkville is nice. The commute will have some traffic getting into downtown KC but once you clear that smooth sailing to Olathe since you will be going the opposite way of the morning commuters. Parkville has a good school district if that matters(Parkhill is the name).Liberty is nice also but that commute will be a little longer than from parkville but same deal once you get downtown KC.

Man traffic on I-35 between downtown and Olathe is terrible in both directions during both rush hours. There is no way in hell I would make that commute every day.

ETA: I commute from liberty to downtown on I-35 and that section isn't bad on normal days. To the OP, unfortunately I think your best bet would be to live on the kansas side, unless you like traffic jams.
