Just ended up getting a house in Cobb under contract.

The only thing I can tell you is that it takes a MASSIVE amount of dumb luck and being at the right place/right time.

Toured a trash pit of a home and left dejected. Went back to our rental and my fiancé came running into the room to show me a new listing and said that we could tour it if we left in 5 minutes. Ended up being the 1st on site to tour, and we were able to slap together an offer straight out of our asscheeks that somehow stuck. The owners had to move for work and just wanted it out of their hair, so they were quick to accept the 1st offer.

Legit don't understand a single thing that we did to make it work, but it just did. Total dumb luck, but that seems to be the only thing that works in this market, aside from an all-cash offer 50K over asking.

Still don't understand a damn thing, but at least now I'm dealing with shitty service from utility companies. It's like herding cats trying to get everyone to show up/turn on their services for the proper move in date.
